Pudding consumption etiquette, Presidential disqualifier? Alligators as a form of measure? Join!
There was so much to talk about tonight! So we ran long…Here’s a summary.
The number one thing is that we now have 150 subscribers. It has taken a long time, but thank you. Thank you so much for being a part of the channel growth.
We started the show with a showing report. Showed three houses tonight and I gave my observation on all three. Are listing agents intentionally sneaky? I don’t know…all three houses had something sneaky about them in their marketing. From one house not on a level lot, to another one not really having a third bedroom, to a house priced way below what it will actually sell for to engender a bidding war, this is just part of the business that I’m in.
How do you eat your pudding? Spoon? If a potential presidential candidate used three fingers to eat pudding, would that be a disqualifier from office for you? It just seems so ridiculous to even make a story about something like this.
How do you measure asteroids? Do you use average American alligator length? Good news, you’re not alone. We discuss.
Some influencers are getting sued for their promotion of FTX. The media organization that broke the story was in hot water last year because the CEO of the org took a loan from the same company. What are the odds? Crypto is just wild in how they market.
This lead to a larger discussion of why I don’t currently have any promotional opportunities and what it would cost someone to use me for their marketing. 10 Million dollars. Tax free. That’s what I need to endorse your product. Call me!
We had some great tweets tonight…the one I liked most was from the broke agent.
We had 3 articles. The first one was on organization…removing clutter. I took notes. The second one was about tudor style homes. I declared my love for the style and where one could find great representative tudor homes here in St. Louis.
The last article was about home starts being down…looking closer on a regional breakdown the Midwest was still very strong in housing starts and I guess that’s why I don’t notice the slowdown in any way.

A NEW financial CRISIS in 2023? Houses getting cheaper or more expensive? Come Hang!
Had a great show tonight! People in the chat even! Here’s what we discussed.
“Beware the ides of March” What is this about? We learn together…
I saw a house currently listed for this weekend, they bought it in 2019 for 225, coming to market at 310, they replaced one bathroom…seriously. I look at this as the destructive effects of inflation.
We went over some tweets, Jeff Weniger and Amy Nixon with the more compelling ones. Weniger states the economy is going into a recession and Amy Nixon wonders how in the world we can have foreclosures in a market with strong jobs numbers and home equity that has risen almost 40% in the past two years. Fair points.
Finally, we had three articles, the first from NBC that talks about absentee owners being a problem in the marketplace. I look at this a little differently, to me, shadow inventory is the most likely issue with absentee ownership and not many are discussing this.
The second article was about problems with home affordability with the high mortgage rates. The weird thing to me is that we could have lower home prices help with affordability…it’s not just high mortgage rates.
Finally, do you like to commute to your office daily? I hated it..made me cry in my 20’s. One CEO agrees with me…kind of cool to see.

Difference between heritage and identity? Selling soap on social media? Compass gonna break even?
Lots to discuss on the show tonight…not sure if it’s because I had taco Tuesday with the family or what. Let’s get to it.
We started the show looking at an article about claimed identity rather than claimed heritage. A college president in Canada is under fire for using her identity to possibly further her career…but in any case, an interesting story as it relates to identity and heritage.
A second article looked at Dove, subsidiary of Unilever, using social media to promote their soap under the guise of representation of obese people in film. Are they right to do so? We discuss.
Fascinating tweets, for example, Kira Mason’s research indicates that in Philadelphia it is somewhat common for offers to be accepted under the asking price. That’s crazy because it doesn’t seem to be the case here in St. Louis, MO.
Amy Nixon tweets about affordability and the credit crunch when raising children and it is truly a miracle that people are living off such huge credit utilization.
Three articles rounded out the show.
1. You should probably use a local expert in this market to sell your home…if you are actually wanting to sell your home. But what if you are reading information and not quite sure you want to actually sell. Even more important to find a local real estate expert. In St. Louis and the surrounding counties, I suggest calling me first 😉
2. The second article was about title insurance. What is it? Why do you need it?
3. The final story was about Compass brokerage and their effort to break even in 2023 by whacking many of their employees and stagnant agent count. Will be something to watch going forward.

Had a great show tonight, here are some highlights
Started off with a discussion of how a real estate agent looks at a “hot” housing market….it’s not that great…And, what I like to do.
We talk about the Silicon Valley Bank drama. And we take a definition of “Moral Hazard” and see how that definition relates to the current federal efforts to “secure” the banking system.
30 year mortgage rate tumbled again today. What is this about? We take a look from mortgage news daily.
Most of the tweets tonight were related to the Silicon Valley Bank issue. One particular tweet got annoying…just because no taxpayers are bearing the brunt of the new backstop, the clients of the banks are. And, all will pay with higher inflation going forward.
Three articles
How to talk to your clients about a market correction. I appreciated the author defining her various of what a market correction would be. After that, the question of luxury home owner versus average seller…I think the care that should be taken should be similar.
A second article was about how real estate as an asset class dipped for the first time since 2012…It was a little hard to understand…
Finally, an article about how the numbers aren’t making sense for homebuyers. I totally get that. What is going to happen when the interest rates go down and home prices go even higher because of real inflation? Not looking great any time soon.

Showed some houses tonight, some thoughts, odd thought on bank non bailout bailout.Good to have sway
Welcome to the Sunday chill stream…a little less intense than the normal stream. Here are the things we discussed.
I showed some houses…3 things came to mind
1. Why should my buyers pay 30k more for a house that was just purchased less than six months ago that has never been lived in and will net the seller 13 or more thousand dollars for doing nothing?
2. Time change….It takes me forever to get it figured out…so annoying.
3. When real estate agents show property they haven’t gotten a confirmation to show…so annoying.
We went over some tweets. There was a lot related to Silicon Valley Bank and the non bailout bailout for depositors. Will it prevent a bank run on Monday? What will happen to the 30 year fixed mortgage rate?
Finally, In my time on this earth I’ve noticed one sure way to make millions. Exploit the poor and the homeless. We review a story out of NYC where the well connected used a portion of the hundreds of millions of dollars earmarked for homeless to their own business benefits. It’s disgusting, and yet it’s a story as old as time.

I wasn’t showing the house?
Someone paid 290 for a house In November of 2022, never lived in it, never repaired it, and then just put it on the market for 318…and the commission is likely around 15k since they are using a discount broker so should my buyers put in an offer? Imagine holding a house for 6 months and netting 13k…This is why the market is broken.

Silicon Valley Bank, one day later....we saw some houses....come hang tonight
This is a placeholder for tonight's stream...scheduled for 9 PM but I might be late due to a full evening of showing houses...
We'll talk about Silicon Valley Bank, just one day after the head of the bank said to remain calm and not panic....Bank has been taken over by the FDIC...Maybe more panic was actually in order.
Showed some houses....will give my observations...going to be an interesting weekend because rates are without a doubt much higher than last weekend. Will that squeeze some homebuyers?

Trying to understand the Silicon Valley bank issues, 84 percent of home sellers have regrets?
Hey There! We devoted a large portion of our show tonight to the issues related to the Silicon Valley Bank. Are they experiencing a run? Is that appropriate given the information presented? What’s going on? We look to cover this through various articles and tweets.
We moved on to a discussion of a pilot program that seems to indicate that Fannie Mae may not require title insurance on some properties. This seems like a terrible idea….and in reading through the article, yes, just a bad idea.
Finally, from a Zillow report, why would 84% of first time home sellers have regrets about selling their home..We went over the top 4 regrets. It seems like the article is actually more of a general overview of regrets one could have over a given number of years and not necessarily pertinent to the current home selling environment we’ve had over the past few years.
