Ethical Questions
1. Energy Sustainability and Environmental Stewardship: The adoption of green energy is crucial for environmental sustainability. It aligns with the ethical responsibility to combat climate change and protect the planet for future generations.
2. Property Rights: The right to peaceful enjoyment of one's property is a deeply embedded ethical and legal principle. Any encroachment on this right, such as the potential noise and visual impact of wind turbines, raises significant ethical concerns.
3. Community Impact: There's an ethical issue around the overall impact on communities, both in terms of aesthetics and potential health concerns. While wind turbines and solar panels can contribute to the greater good by producing clean energy, they may also negatively affect individuals living close by.
4. Economic Impact: Renewable energy can affect property values, which raises its own set of ethical questions. Is it right that individuals may suffer financially for the greater environmental good?
5. Distributive Justice: Green energy infrastructure is often located in rural or low-income areas, which can bear the brunt of the negative impacts while wealthier, urban areas reap the benefits of clean energy. This raises issues of fairness and equity.
6. Informed Consent: It is ethical that people should have a say over what happens in their local area and be fully informed about any potential negative impacts.
7. Mitigation and Compensation: If there are negative impacts on people's property rights and local communities, there are ethical questions around how these are mitigated or compensated for. Is it enough to offset energy bills or should people be compensated in other ways?
Question: What should the farmer due when the politicians are not helping him at all and he doesn't have enough money to retain legal counsel?
1. Legal Aid Services: There are organizations that provide legal aid services to those who cannot afford them. While the availability of these services can vary greatly depending on the location and the specifics of the case, it's worth exploring this route.
2. Pro bono Legal Assistance: Some law firms and individual lawyers offer pro bono (free) legal services for people in need. He could reach out to local law firms to see if they might be willing to take on his case pro bono.
3. Public Interest Groups: If the farmer's issue touches on larger societal or environmental issues, he might find allies in public interest or advocacy groups. These organizations sometimes take up individual cases that exemplify broader injustices or problems.
4. Crowdfunding: The farmer could consider starting a crowdfunding campaign to raise money for his legal fees. Websites like GoFundMe have been used for this purpose in the past.
5. Media Attention: If the farmer's story is compelling, he could try to attract media attention. This could pressure politicians and others in power to act, and might also attract legal assistance or funding.
6. Cooperative Action: If the farmer is not the only one being impacted, he might consider banding together with other local farmers or homeowners who are facing similar problems. There's strength in numbers, and a group has more bargaining power than an individual.

Creepy Condo Calls & Gen Z's Doubts: Unraveling Real Estate Riddles Live
Tonight, we're diving into the depths of today's bewildering real estate world. First, we shed light on the chilling tale of the 'Creepy Condo Caller,' raising questions about safety and professionalism in our industry. Then, we scrutinize the shocking housing price jump in upscale neighborhoods - think buying a house for $685k in 2018 and listing it for $1.4 million today. Is this sustainable or are we heading towards a housing bubble?
We also explore a surprising trend among Gen Z, with a staggering 60% reportedly doubting the traditional mortgage route to homeownership. What alternatives are they considering? Renting forever or perhaps turning to Bitcoin?
And finally, we wade into the Twitterverse where speculation about investors fleeing the US housing market and soaring credit card debt has everyone on edge. Are these alarm bells or just false alarms? And let's not forget the infamous debt ceiling - a formality or a ticking time bomb?

Lost Cats, Dangerous Condo Calls, and Real Estate Madness: Navigating Today's Wild Market Live
Strap in, folks! Tonight's real estate roundup is hotter than a St. Louis summer. First up, we've got a peculiar Facebook lost cat saga that took a detour from cuddly to tragic – how should we deal with such unexpected online twists?
Next, we're unpacking a chilling tale of a suspicious man targeting female agents with a condo listing – a macabre tale reminding us of the importance of safety in real estate. Ever heard a murder story during a property listing? Us neither, and we'd like to keep it that way.
As we pivot, we're jetting off to Florida where they've passed a spicy new law banning certain foreign government citizens from buying land. Is this a sunny solution or a storm brewing on the horizon?
Back to local terrain, we're sharing a whirlwind story of a no-show condo that went pending faster than a hot market listing. Finally, we're putting the spotlight on the University City neighborhood in the St. Louis real estate market – a place where buyers are dropping inspection, financing, and appraisal contingencies like yesterday's news and offering $30,000 over asking price as if it's just pocket change.
Don't be the one left out of this wild ride – tune in and let's navigate the twisting turns of today's real estate market together

Creepy Condo Listing.
Showed a condo this weekend….wasn’t a great outcome
Showed another condo this weekend, listing was such a mess
Showed a house on Friday night in University City, under priced for this market, it ended up having 25 offers 5 over 30k over asking with no inspection, appraisal or financing contingencies. The market is stupid. Still.

Showed a house tonight
-house was on a busy street
-bathroom did not have a door
-house was in front of a bus stop
-the agent listing the house had a sign that didn’t include the brokerage with whom she has her license with on the sign(quite a no no)
-wanted more than 500,000, but the building quality and materials were from about a 200k house. Cheap 6 panel doors that did not close and weren’t well painted, the kitchen had a Thermador oven but 80’s white whirlpool refrigerator, dish washer, and trash compactor.
-the square footage listed was dramatically different than the tax records, so look for that to be an issue at tax time.

The real estate tax crush cometh? Housing correction now? Later? Come Join Me!
Listen up folks, because we had a wild ride of a livestream last night that you need to hear about. First off, we talked about Martha Stewart - yes, the same Martha Stewart who's usually busy baking cookies and knitting quilts. She's taken a break from her domestic goddess duties to pose for the Sports Illustrated swimsuit issue. Who knew? And who knew Sports Illustrated was still around? I thought they'd gone the way of the dodo!
But wait, there's more. We turned our attention to this YouTube channel, OutdoorBoys. It's like Survivorman and Bear Grylls had a baby, and this guy is it. He's out there braving the elements, sometimes with his family, sometimes alone, all while holding his own camera. Talk about multitasking!
Then, we chatted about our dear friend Google, who's been acting a bit strange lately. They've been sending out malware alerts - yes, malware, from Google. The company that basically owns the internet. You'd think they'd know better, wouldn't you?
Next, we played gossip columnists, reading tweets from Darth Powell, Amy Nixon, The Broke Agent, and a whole host of others. It's like the modern version of reading tea leaves, except less mystical and more sarcastic.
Lastly, we talked about this crazy trend where people are turning their lovely, manicured lawns into rock gardens and mulch pits. Call me old school, but I like my lawn to actually look like a lawn. Green, leafy, and not resembling a construction site. So, folks, keep your pebbles and your shrubs. I'll stick to my grass, thank you very much.
