It's just a balloon? Rents are ridiculous? and an oddly worded RE article, Join Me!
Great show tonight! We started off with an update to my refrigerator saga…I don’t know that I’m any closer to buying than I was yesterday
Does buying local matter? What if the seller tries to sell you something where other shops don’t seem to care whether or not you buy anything at all? We discuss.
I showed a house tonight, we go over what I saw
We moved on to the story of the evening: A large Chinese “weather” balloon is roaming across the United States and it seems like no one from the government seems to want to do anything about it.
We get the story that there was an explosion in Billings Montana from a media source and we look to tie that to the weather balloon, but that balloon is reportedly in Missouri, so the explosion story doesn’t seem to gel with the “weather” balloon story.
Who are we to believe? What are we to believe? Odd times.
Our first tweet was about historically low unemployment and what usually happens next after the peak(hint, not good)
The second tweet was about real reasons buyers are staying away from this market..I don’t agree
There were some other tweets and then we went to our real estate articles.
The first article went behind a paywall since I first read it…so I stumbled a bit and went to the next article, which was on buyers coming back to the market.
I didn’t agree with that premise. Also, there was a line in the article that said 30 yr fixed rates are lower due to low demand…which just cannot be the case.

Testing a new stream location, Real Estate Brokers looking to cut costs? Real Estate Market bottom?
Had a fun afternoon stream today. It was more of a test to see how the multi stream would work and the first time we were able to stream to the Deerwood Realty and Friends website, deerwoodrealtyandfriends.com. That has been a goal since we started streaming, happy to finally get it done. Now that site does need some work but we will get it done.
Got a new graphics card today…a relatively small 1650 card but so much better than what I had before. New computer slated for next year, just trying to make it through.
Mortgage rates went down pretty quickly today with the recent federal reserve increase of 25 basis points, or in line with expectations.
On twitter, we took a look at a tweet about why the economy would be in a recession soon, and then why it seems to look like that isn’t the case.
Our first article was about Goldman Sachs coming out with a view that the housing market bottomed in November 22 and that things should remain relatively stable.
The second article was about how hard it is for Millennials to afford their first home. I didn’t really agree with the article.
Finally, we looked at an article about real estate tech companies having to cut expenses in order to stay afloat. It was an interesting definition of real estate tech. Traditional brokerages were included with what would be more of a pure play tech company in my opinion.

Fixing Blindness is BAD? Homebuyer remorse is real? Come Join Me!
We had a great show! We started with an article that discussed negative reactions to the Mr. Beast cures blindness video. That was quite a surprise to me. How can you attack someone who did good for at least 1,000 people? Was it exploitative? I don’t think so.
In the twitter feed today…
“Homeowners will just rent their house if it doesn’t sell” Will they? It did happen in 2009…so it’s possible. Probably not optimal.
“Showings down, pending listings down” Was the hot streak after New Years just a blip? Are things slowing down in the housing market?
We looked at an interesting poll and took part. I seemed to side with the majority on 3 of 4 of the questions….
If we had a peak in home sales and a peak in low interest rates, what will happen based on what happened in 2006?
Is it possible that 80 percent of a home price increase between 1990 and 2020 was solely due to mortgage rate changes and nothing else?
What are the terms motivating the possible Realtor.com sale to Costar?
Finally, we took a deep dive into an article about couples in England who felt as though the government put them in a bad spot when they bought their homes and now can’t afford them comfortably after mortgage rates have reset, stamp tax has expired, and energy costs have increased.

Duolingo and the gamification of learning…we look at an article and then compare my experience with trying to learn the Croatian language through Mondley
We started off the show with a bombshell: How much does it cost to reupholster a couch? Answer, more than I am willing to spend on a $450.00 couch!

b. Average wage vs mortgage payment is out of control.

Unfortunate events, the housing market, and words...join me!
A series of disappointments.
Had a rough start to the show tonight…I had originally set up a livestream that went live immediately rather than when it was scheduled, so that was fun.
The beginning of the show was hampered by the microphone stand sinking during the broadcast.
We had story time after that. I bought a Rodecaster ProII sound board and it hasn’t been a smooth operation, by any stretch.
Lost a home buyer client, because they decided they were better off where they were.
My car is shifting and it’s a CVT transmission, so that is not great.
We talked about some tweets, car loan subprime delinquencies are up. That’s probably not a positive sign for the economy.
What does 2 million dollars get you in Maryland…a new home with a faucet that doesn’t work and toilets from Home Depot house brand.
KB home reported a 68% cancellation rate for the quarter, that’s probably not a harbinger of good things to come.
One of the articles we looked at a little closer involved the appropriate furnishings for a listing.
The final article was about housing starts going down while inventory going up. Probably not a great recipe for success in the future.

California housing BUST? Auto Market shakey? Current Home Buyer offer strategies Join Me?
Hey there! Welcome to the stream.
I haven't streamed for like 10 days....we'll discuss what happened and where we will go from here. Should be fun.
We started the show with where I've been. hint: sick....and tending to some other pressing issues
We then discussed some of the things that have happened since I've been gone. The dust, the sewer lateral update, and the purchase of some new voice equipment, which is pretty cool.
We took a look at the report that Greta Thunberg really wasn't arrested in the video flying around the internets this past week. What was this about? Is getting fake arrested a badge of honor to some?
We took a look at a few tweets, mostly Darth Powell and Kira Mason Realtor.....Kira Mason makes a great point about how her market is positioned as a home buyer...how she would council her clients right now. and then Darth Powell had a fascinating tweet about where he thinks home prices have to be based on the median income and home price to make sense...it has to move much further down according to him. Now, this could change of course. Lower interest rates combined with lower median home prices would not be terrible for the housing market...it's the swings that are what is really tough.
Finally, we looked at an article about the crushing loss of equity in some of California's pricey San Francisco area where many tech companies have been hit with layoffs. While the numbers are pretty terrible, down 30% from highs isn't bad if you bought before the highs, say in like 2017. If you did, you are still in great shape with your purchase.
