We moved on to a discussion of a pilot program that seems to indicate that Fannie Mae may not require title insurance on some properties. This seems like a terrible idea….and in reading through the article, yes, just a bad idea. Finally, from a Zillow report, why would 84% of first time home sellers have regrets about selling their home..We went over the top 4 regrets. It seems like the article is actually more of a general overview of regrets one could have over a given number of years and not necessarily pertinent to the current home selling environment we’ve had over the past few years. The incentive to raise the sales price or lower the sales price is more of a function of working for your buyer or seller…it’s not about some sort of odd perverse incentive for more/less in commission. It’s good to be back! We started off with a frank discussion of the current residential market in St. Louis. Buyers are still everywhere…wild to see. We discussed some tweets, one in particular from Nassim Taleb caught my attention because he relayed a story about a real estate agent moonlighting as an uber driver. The driver/broker relayed that the real estate market is really hot, but in theory if the market was that great, shouldn’t the uber driver be selling real estate and not driving? Interesting….just an interesting thought experiment. If you were camping, and a bear was running to attack you, would you leave your slower friend to be mauled by the bear? What about other real estate agents… Finally, we went over an article that touched on reasons why some might decide to sell their home. It didn’t match up with what I usually see from sellers. The majority of sellers I see just want out of their house…there’s not a whole logic to it..much more emotional based decision making. Good evening! We had a fine show tonight. Computer parts for the new build are coming in. Kind of a shame, we probably would have been able to build the new computer by this weekend if the case were here but it is not because it’s on backorder. Fingers crossed we get that before the end of the month. I went over the credit card dilemma and financing issues small businesses face. We talked about my first data tweet! It was examining home prices in a new construction development. Hopefully it relates to people and we get some engagement. The rest of the tweets we looked at were pretty dark with regards to forward economic prognostications….sorry about that. Hope I’m not in an echo chamber. Finally, we talked about an article in zero hedge about the disconnect between the consumer confidence numbers and the national association of homebuilders sentiment. What is this about? Well, it looks like we are going to be able to stream. The setup is rough, the camera is awful....but we're doing it. Well, we got the laptop camera working for a stream...would my Rodecaster Pro II actually run through the stream as well? Looked like there was some freezing frames every once in a while but that could be for any reason... I'm going to try to add my monitor next...if that checks out, we will be able to stream while my new computer parts arrive...which will be sweet! Stay tuned!

As a lot of you know, my desktop computer just sort of reached the end of the road...I basically have the hard drive left and the graphics card. It's so incredibly frustrating or sad to loose the desktop but I have now accepted it and am moving on. Ordered all new computer parts for a new build but the case is backordered so I have reason to believe I'll be up and running on the new system by end of February but I'm not 100% Please bear with me. With the massive drop in computer power I am going to try to strip down the stream to make it as little resource as heavy. Hope it isn't too annoying and thanks for dealing with this with me. I'm incredibly frustrated but I just don't have the ability to completely give up. Your pal John
