How important is your roof warranty?
It shouldn’t be. There, I said it.
How do you buy anything? Do you buy a car based upon the warranty?
Then why does anyone buy a roof based upon a warranty?
When you buy a Cars or Truck, don’t you buy what you need?
· If you haul construction materials you buy a truck, for people you buy a sedan.
· So, it’s the right vehicle for the need.
· How long will it last? They come with a 3 Years or 36K Miles Warranty.
· The warranty requires twice a year service/inspection.
· Do most people do it? Probably so.
· And cars typically last 11-12 years (or 400% of warranty)
When you buy a roof, do you buy what you need?:
· Is it a robust roof in an area with significant foot traffic?
· Do you select the right roof for the need?
· How long will it last? They come with a 20 Year Warranty.
· The warranty requires twice a year service/inspection.
· Do most building owners do it? Probably not.
· Roofs typically last 17 years (85% of the warranty)
How do you get to a roof that achieves its potential life?
· Buy the right roof for the need.
· Perform twice a year inspections and Preventative Maintenance (PM)
· Remember, it’s not the warranty (it’s only paper) that keeps you dry, the roof does.
· You can’t ignore the roof.
Imagine a roof that far outlives it’s intended lifespan, doesn’t that sound like #Sustainability?
Is getting a warranty important? Sure. Absolutely. But it shouldn’t be the only decision point.

As we wrap up Safety Month this June, I’ve found when speaking with Building Owners about rooftop safety they fall into three general categories, they are:
Worried someone will get hurt on their roof,
Concerned if they try to mitigate all hazards that they’ll blow up their budget, and
Frustrated that they haven’t found an effective roof safety solution.
Is there a practical solution?
I’d like to suggest a possible practical 5-Step solution which looks like this:
1) Control access to the roof.
2) Eliminate access hazards.
3) Walkway routes to service points, combined with training.
4) Fall protection for equipment at the leading edge.
5) Leading edge protection in low hazard areas.

In today’s market when is the best time to buy a roof? (Or any large capital outlay).
Last year a typical conversation I would have with a Building Owner sounded something like this: “We’ll wait until the #supplychain crisis improves.”
Given the current inflation rate, many are now regretting that decision.
Let’s compare polls from last year and today:
· Frustrated by the continuing supply chain disruptions: 2021: 64% 2022: 19%
· Concerned about inflation: 2021: 8% 2022: 44%
The reality is that many folks are now worried about inflation.
Let’s look at some stats:

Producer Price Index--Annualized Rate: 18.2%
Raw Materials up 111% vs. CPI

AVERGE ROOF MATERIAL INCREASE: 45.0%

Walkways: 58.1%
Low Rise Adhesive: 100.8%
Gas: 109.6%

The late 1970’s inflation was not eliminated until the Fed raised interest rates to higher than the inflation rate. My fear is that we are in the same place today.
So back to the original question, when should you move forward with a roofing (or any construction) project? If history repeats itself, don’t delay.

Many clients I speak with are concerned about the #environment and want to know what they can do to help, but are worried that they will blow up their budgets if they build back everything brand new.
I like to call myself the practical environmentalist. So, here’s the question: Rather than always starting from scratch, what improvements can you make that will have a positive impact?
If you’d like to help, here’s a list of items to consider on your next roofing project:
• Recycle the old. (Divert from landfills)
• Moisture Surveys. (Prolong the roof life)
• Leak Detection System. (Prolong the roof life)
• Coatings. (Prolong the roof life, divert from landfills)
• Vented Roofs. (Prolong the roof life, divert from landfills)
• Use Recycled Materials (Divert from landfills)
• White Roofs. (Reduce Urban Heat Island Effect)
• Daylighting. (Improve employee health)
• Green Roofs. (Reduce utility use)
• Solar. (Reduce fossil-based energy use)
No one can do them all. The question is, which items from the list can you implement to help make incremental change to make a positive environmental impact?

Supply Chain disruptions, why is this happening?
And how does this affect your construction choices this year?
When speaking with clients over the last few months, I hear some common themes, they are:
· Frustrated because materials are not available, and they can’t proceed with roofing projects.
· Concerned about material price inflation: we’ve seen predictions of a 10% increase per quarter for this year.
· Worried, because a project, if not purchased in the next month may not happen until 2023.
The first question I typically hear is: “Why is this happening?”
I have my thoughts, which may not be popular, but I believe they all contributed:
· 2021 Texas winter blast:
Shut down many chemical plants.
· Keystone XL cancellation:
Affected the futures markets, fuel cost up 50% last year.
· Suez Canal blockage:
Affected worldwide shipping.
· Ships waiting at LA and Long Beach ports:
Holding up raw materials.
Container rental costs up 800%.
· Red Tape:
Raw materials: we import may, EPA regs.
Those are some of the contributing factors.
The next question I hear is: “I need roofing help this year, does it may make sense to look at alternate solutions in lieu of simply reroofing?”
Yes, and there are multiple options, including:
· Service/Repairs/Maintenance/Asset Management.
· Coatings and Restoration.
Which of these will work on specific building can only be determined through a review of actual site conditions.

How do we get real about Sustainability?
In speaking with Facility Managers and Building Owners I’ve found that many are not aware what their corporate philosophy is regarding Sustainability, and because of that I’ve found several common areas of concern, those folks are:
· Frustrated on what to do, do they simply throw what they have and start over?
· Concerned about what will happen to their budget if they simply replace everything.
· Worried about needlessly sending their old roof to the landfill.
The question is, are there better options? There may be, and it’s a question of philosophy.
A few points:
· If your roof is shot, it must be replaced. No amount of “Pixie Dust” can fix it. That makes it a great time to restart with the clean sheet of paper and build the ultimate sustainable solution.
· Historically, old coal tar roofs were legendary for lasting 60+ years, but they did that because they received regular Preventive Maintenance (PM) and Restoration (R).
· So is that the better solution, to take care of what you have, and make it the “Sustainable Solution”, to both help the environment and save money to boot.
Think of it this way, if you don’t take care of your car, it will not last as long as the warranty, but if you do maintain it, it will last far longer. It’s the same with roofing. Statistically, roofs do not last as long for as they are warranted, typically because they are not maintained. So, doesn’t it make more sense to take care of what you have?

How do you define best value?
In speaking with Building Owners over the last few years, I’ve found several common themes, they are:
· Unhappy that their roofs didn’t last as long as promised,
· Frustrated because the contractor wasn’t a good fit for the project,
· Concerned about safety incidents or accidents during execution.
In doing a review of these cases, there was always one common thread: The Low Bidder was hired.
Life is about priorities, should there be other considerations besides being the low bid?
Let’s look at our personal lives as a comparison, how do we make decisions there?
Healthy Groceries: $100 – Too Expensive
Dinner Date: $100 – Reasonable
Health Supplements: $100—Unaffordable
Night out: $100—Every Week
Start Business: $1000—Can’t justify that
New iPhone: $1000—Have to have it
1 hour at Gym: Don’t have the time
1 hour TV: Let’s watch the next show too
Life is about priorities after all, isn’t it?
The question then becomes, does it make more sense to have early engagement, and to select the contractor who is most Qualified and can provide best Value?
Your time is valuable too.
Would your time be better spent running your core business rather than wasting time “bird-dogging” the bad-fit contractor?

Need a new roof this year?
Liquid-Applied Coating Systems are certainly a hot topic right now.
But why?
Many building owners we speak with are concerned that common roofing materials may not be available for almost a year, and are frustrated because they need to address roof leaks today.
With the current material shortages, it may make sense to look at a liquid-applied solution in lieu of a reroofing project.
If you’re considering a liquid-applied coating, there are specific minimum steps that need to happen for the project to turn out successfully.
Briefly, those steps would look like this:
1 Examine the roof to see if it is a candidate for a coating
2 Determine which type of coating is appropriate
3 Perform an adhesion test
4 Perform a Roof Moisture Survey
5 Perform repairs, remove wet insulation
6 Clean and Prep Roof
7 Apply coating

Do you really need that new roof? How do you find out?
Building Owners I speak with are unhappy with the long lead times for construction materials. In a recent poll 64% thought the supply chain issues will not resolve until 2023.
The should be concerned, a large roof project bought out today will likely not be installed until Q1 2023. In addition, many owners are frustrated because they spent Capex budget in the past on the “squeaky wheel” facility, to find out too late the budget would have been better spent elsewhere, or are worried that they may be overlooking the alternate roof solutions.
Is this the time right to make better roofing decisions? How do you that?
Maybe this is the right time to look at Roof Condition Audits, to make better Asset Management decisions.
Perhaps, now more than ever, before making roofing decisions, it makes sense to determine this about your roof portfolio:

Want to help the Planet?
When speaking with Building Owners we find many want to make better sustainable decisions. They often mention they’d like to make better environmental and sustainability decisions as it relates to their building. They are particularly upset with these facts:
· Unhappy to find out 70% of the plastics in the US are not recycled.
· Frustrated that 50% of all roof tear-offs are unnecessary.
· Concerned that they are not meeting their #ESG goals.
What they are looking for are options to make better roofing decisions, and if possible, to send less material to the landfill. They want better options.
What do those better options look like:
· Insulation recycling.
· Membrane recycling.
· Ballast repurposing.
· Roof restoration.
· Liquid-Applied Roofing.
· Using proven roofing materials.
Moral of the story: Use the Right System in the Right Place and reduce the mount of materials that go to the land fill, and get a roof that lasts longer.

Why is your roof assembly design important?
When speaking with Building Owners today that need a roof, we find they are:
· Frustrated by the #supplychain issues, they can’t get materials.
· Concerned by labor shortages, they and their contractors can’t find help.
· Worried about inflation, they want to get a roof installed before prices go even higher.
These concerns are causing some to look at material product substitutions in their roof so the roof can be installed sooner, rather than later.
We spoke last week that some contractors are recommending assembly changes, and telling the owner it’s “all good” because they’ll provide a Contractors Long-Term warranty.
That misses the point: It’s not whether the roof will last 20 years, but is the roof assembly compliant with fire and wind resistance requirements?
Let’s go back to 1953, what happened at the GM Livonia Michigan transmission plant?
· A modern steel frame building had the roof mopped to the deck with bitumen.
· Mopping to the deck was common on pre-war concrete structures.
· A small fire broke out, and was almost extinguished with fire extinguishers.
· But burning lube oil, in a tray below the roof deck, heated the deck and the roof bitumen.
· The bitumen melted and started dripping into the building.
· The dripping bitumen was “raining fire” across the plant.
· A 1.5 million square foot building was destroyed in 40 minutes.
In that case, using old roof technology on a modern building resulted in unintended consequences. The impacts of the roof assembly had not been “thought through”.

Warranty update for 2022, what do you need to know?
Traditionally we hear from Building Owners that they are:
· Frustrated because roofs haven’t lasted as long as the warranty,
· Worried the warranty doesn’t cover building damage caused by roof leaks,
· Concerend to find out they were responsible for maintenance or their warranty is voided.
But now Contractors Long-Term Warranties provide a new area of concern. The current #supplychain issues are causing consideration for product substitutions. But some substitutions may result in a roof system that does not meet the required fire or wind resistance requirements.
What could go wrong? In 1953 the GM Plant in Livonia Michigan burned to the ground in less than an hour. In that case using old roof technology on a modern building resulted in unintended consequences. The impacts of the roof assembly were not “thought through”.
It’s important to properly consider how product substitutions may impact the fire performance of the roof and building over the long term. A “20-Year Contractors Warranty” does not give that assurance.

But why is it happening now?
Due to the current #supplychain issues, many Building Owners are:
· Worried about building damage from roof leaks.
· Frustrated with the long lead times.
· Concerned that inflation will drive up the cost of the work.
What kind of changes are we seeing in the roofing world?
· Recovers rather than reroofs
· Saving insulation in the old roof
· Coatings rather than new membrane
· Some of these are great, they can help you achieve your #sustainability goals.
So what other impacts are there with these changes?
· You’ll see owners, consultants and contractors working with unfamiliar products
· Let’s look at coatings, from a recent owner poll where there were problems:
· 73% Surface Preparation.
· 16% Moisture in or on the roof.
· 5% Poor Application.
· 4% Job Site Conditions.
· 2% Unexplained.
· There are statistics like this for all roof systems.
What’s all that mean?
· 94% Related to the Application. Something went wrong, before the work started, either the owner, consultant or contractor didn’t say Stop.
What should you do?
· Know your Applicator, are they experienced, or jumping on the bandwagon?
· Time is on your side, pick the right team and product for your building and needs.

Here comes inflation, should you be concerned?
From a recent Poll:
· 64% of Business Owners said they were frustrated by the Supply Chain Disruptions.
· 24% were worried of Labor Shortages.
· 18% said they were concerned about price Inflation.
The last number surprises me, but my hunch is it will go way up in the next few months when the reality of inflation sets in.
Here is some current inflation data, for the period ending October 31st:
· Shipping Containers Up 800%
· Gasoline Up 62%
· Rental Cars Up 43%
· Bacon Up 28%
· Turkey Up 27%
· Used Cars Up 26%
· Hotel Rooms Up 25%
· Pumpkin Pie Up 20%
· Eggs Up 12%
· Inflation Up 6.5%

So what else could go wrong?
Many Building Owners are concerned by the long lead times, and they should be. The normal year-end rush to get roofs installed has begun. But it’s different this year, the rush is to try to get a roof purchased, so the roof can be installed before the END OF NEXT YEAR. The lead time for some materials is so long now, that it’s possible that if the roof isn’t purchased in the next month, it may not be installed until 2023.
What should you do?
· Get Good advice.
· Plan, consider multiple options.
· Lock in the project.
· Set a Contingency Budget. No one knows where inflation will take us next year.

It’s hard to buy a new roof this year.
What are your options?
We are hearing from building owners that they are:
· Concerned about the long lead times and scarcity of common roof materials. The latest information is that the material shortage will continue thru most of next year. This problem isn’t going away soon.
· Worried about inflation. Material prices are “going through the roof”.
· Frustrated that they can’t get the roof system they wanted because of shortages of Insulation, Fasteners and Adhesive that go under the membrane. Iso insulation, if ordered today, will not ship until August 2022.
What to do?
There may be other options:
· Repairs or Service.
· Fluid Applied restoration.
· Mod Bit restoration.
· Be sure to lock in your order.
In many cases a one of these solution can also help your company achieve their #sustainability, #recycling and #esg goals.

Is cheaper better in roofing?
Does spending a little more make sense?
We have heard from clients that they are disappointed to find their new roof is scuffed or stained during the installation process, concerned that construction contaminants may shorten the roof life expectancy, or afraid that their manager may blow their top to find the new roof doesn’t look new. All those are common occurrences on typical reroofing projects.
In today’s world there are solutions to eliminate these common problems, and they can be solved by selecting roof products designed to eliminate them. Of course, there’s a modest investment.

Does your roof suffer from the “Tragedy of the Commons”?
What is Tragedy of the Commons? In simplest terms it reflects that property owned or controlled by no one, or by a collective, isn’t cared for as well as property that is owned by an individual, as someone who has skin in the game.
Why that is important now and what does that have to do with roofs?
Supply Chain disruptions continue to push out material deliveries and project start dates. Right now building owners are frustrated because projections look like this:
·Iso Insulation: available July 2022
·TPO Membrane: available June 2022
So now Building Owners are now concerned because it is entirely possible that if a new roof isn’t ordered soon, it may not get installed until 2023.
What we hear when speaking with many building owners is that roofing decisions tend to be decentralized with no real “Champion” who has “ownership” and control of the roofing portfolio.
They suffer from Tragedy of the Commons.
Given the current supply chain issues, there may be no better time than now to rectify that problem.
Pick you Champion. Give them ownership of your roofs so they can get ahead of the current problems.
Implement #Maintenance and #Service programs to reduce problems and extend the life of your current roof asset, so you don’t need to buy a new roof sooner than needed. Statistics show a 300% #ROI on roof maintenance, so you’ll save money as well.

Do regular roof inspections have a purpose?
Here is an example of a roof that was in good condition last year. No major issues reported. It’s not leaking now (the old roof below the top roof is keeping water out).
This is an example of what can happen without regular inspections. A small problem can turn into a big problem.
Does it make sense to take care of the small things before they turn into a big issue, like this?
Without inspections and preventive maintenance a building owner will be frustrated by leaks, worried about damage to the roof and building contents, and concerned about the safety of their team as someone could slip on the wet spot on the floor.

Labor Day: Will the end-of-year dash start?
It happens each year: Building Owners are concerned when they realize winter is around the corner and they must get their roof installed quickly.
But this year they are frustrated by the long lead-times for roofing materials:
· Some materials, if ordered today, will not arrive for 310 days, which is next June!
· Industry reports indicate no improvement in the supply chain through all of 2022.
So now, Building Owners are worried because they won’t get that new roof this year, and if a decision is not made soon, they won’t in 2022 either.
2023. The way things look today, if a roofing project is not ordered in Q3 or early Q4 of 2021, the roof likely will not be installed until 2023.
Some clients we are working with are looking at the #supplychain problem as an opportunity. They perceive this time lag as a Glidepath for better planning. Better planning to achieve corporate goals in:
· #sustainability
· #recycling
· #carbonfootprint
· #ESG
· #DEI
