My thoughts at the end of a long day
There’s definitely times where my days are jam packed with phone calls, showings, escrow meetings, and everything that goes into showing/buying/selling homes and getting the kids to everything they need to be at throughout the day. So when I get home, I’m STARVING😂 by the end of the day…I want ALL the things 🤤🍷🍫

When a listing agent calls you after refusing your first offer
Sometimes our offer isn’t accepted the first time around, maybe a cash buyer came in and beat us out. But sometimes.... Those offers also then fall apart and the listing agent has to come back groveling. I’ve been on both ends and it's rough 😅😅😅

Magic happens when we get together with our family. 🎄
The Winter Wonderland Festival at Indian Creek Plaza in downtown Caldwell is one of our favorite family traditions and it never fails to disappoint! There are over a million lights, a fire-breathing dragon, plus ice skating & lots of cute shops on the plaza. It’s 1000% worth the drive if you’re anywhere near treasure valley!
If you have kids and are worried about them getting cold, I'd highly recommend going during daylight to ice skate before it gets dark. We did this year and it worked out great!

When the lender calls tell me the appraisal came in low
I've received a "tidewater" twice this year on a VA appraisal. It's no fun and very stressful trying to be sure I've found the right comps to justify the pricing to protect my client's purchase price! Fingers crossed we win this one!!
For those who don't already know... A bank will only lend on the appraised value. So if the appraiser determines the property to be LESS than the contract price, we have to go back to negotiating. Sellers usually want buyers to come up with this "gap" between appraised value and contract price. Buyers want sellers to lower the price based on the appraisal. Depending on where we are in a buyers or sellers market dictates a lot about who is likely to concede and get the deal done.

Canyon County Market review as of 6/9/22
Active Listings - in May 2022 = 1390 of those listings we had 300 that were "new construction". This is a 1% decrease from 2022 but a 47% decrease from April 2022
Price - Median home prices in May 2022 was $454,000 which was a 1% decrease from April 2022 but a 47% decrease from April 2021 year over year.
DOM - 10 days on market in May 2021 vs. 19 Days in May 2022 which is down 12% from April 2022.
Median Sales Price - May 2021 $404,000 - April 2022 was $465,000 - May 2022 was $449,000.00
Home Sales - in May 2021 = 535 vs. April 2022 = 523 vs. May 2022 = 260 which is a 51% decrease year over year
33.3% of the homes listed in Canyon County are new construction as of 6/9/22
Here is my interpretation of the above data and the trends I'm seeing in the last few weeks.
* Rising rates caused a sharp decline in sales last month but we saw NO decline in values.
* Fewer homes were on market
* Current homeowners with 2-3% rate on their current mortgage are less likely to make a lateral move with higher prices and higher rates.
* Less buyers in the market & Less sellers in the market
We are seeing a fair amount of "panic selling" with sellers who are wanting to get in on the last months of the sellers market. Although the window of the seller's market is shifting, we are still seeing homes sell quickly if priced right. With all that said, it's a really great time to sell. If you're looking to buy, I'd love to hear about your goals and how long you plan to hold the property to give you my best advice on timing. It’s not a good time to buy Part 1
Part 1.
I hear this a lot with buyers nervous about interest rates going up and the market cooling off. But let's dive into the data instead of all the panic and hysteria being spread across the internet. Here's what's really going on!
Ada County Market review as of 6/9/22
Active Listings in May 2022 = 2703 of those listings we had 803 that were "New construction". This is 4% more listings than May 2021 but 9% decrease in listings compared to April 2022.
Price - Median home prices in May 2022 was $535,000.00 which was only a 3% decrease from April 2022.
DOM - 24 Days on market in May 2021 vs. 14 Days on market in May 2022 which is 42% decrease year over year.
Median Sales Price - May 2021 was $500,000 - April 2022 was $569,000 - May 2022 $590,000
Home Sales in May 2021 = 1033 vs. April 2022 = 930 vs May 2022 = 512 which is a 45% decrease in sales year over year.
50% of the homes listed in Ada County are new construction.

When an agent shows my listing and doesn't submit an offer
It can be tough to be a seller in today’s market, amiright?!
But while we’re on the subject, can we talk about offers for a minute? I’ve been hearing about ridiculously lowball offers being received by fellow realtors on their listings. While it might seem like it’s “worth a shot” —these scenarios rarely end well. If you are seriously interested in a home, the last thing you want to do is offend the seller and have your offer rejected right off the bat. Negotiations are the name of the game! I’m happy to chat and discuss some of the creative strategies that have helped my buyers achieve lower monthly payments, closing credits and other concessions on recent home purchases.
