When my client ask me to write an offer 150k under asking price when the listing went live today
Based on inventory we are still in what's considered a seller's market. I know it feels a LOT different than it did 6 months ago, but for the time being houses are still selling relatively quickly and close to asking price. Last months average days on market was only 15 days. If a property is priced well it should see offers within the first two weeks and close to asking price. On the flip side, listening to what the market is telling you is critical. I wrote an offer on a property this week that had been on the market for 30+ days so we wrote a lower offer. The seller decided not to counter or even respond because they think they can get more... Even after 30 days on the market with no other offers. It's hard to adjust our thinking but the market has shifted, and the market speaks. If a month goes by and no offers, and few showings... You need to re-evaluate pricing. I'll write up anything you ask me to but I'll wouldn't advise that!

Sellers telling me their neighbors sold for $50K More than my comps show today
We are in a shifting market. We aren't "crashing" but the data has shown us a slight decline in values last month and I believe that trend is continuing. When we look at comps now it's critical we are looking at recent comps and being aggressive in pricing properties. No more listing homes at the top of the range of what we believe the value to be, those homes are SITTING on the market and ultimately sell for less than if they were priced right to begin with. Strategy is everything in a market like we're currently experiencing. Just because your neighbor sold their home for $50k more 6 months ago does not mean yours will sell for that. There's are MANY factors to consider the biggest being timing, but we need to look at square footage, bed and bath count, remodels/repairs, layout, upgrades, positioning (does you backyard border a commercial space?), Or any other unique factors that could impact your value. A good realtor will not only provide you with the comparable recent sales but also walk you through the differences and why we believe the value to be what it is. It's not easy facing the reality that we've passed the peak of the market but it's still an amazing time to sell. Homeowners today are sitting on a TON of equity and average days on market is still about 2 weeks. Thinking about making a move? Let's talk!

POV: hearing my client say they just went to see new construction without me
Curious about new construction? Let me tell you about the local builders, their reputations, and show you around some model homes! It's a very different world from pre-owned homes and I'm happy to guide you through that process.
Recently I had clients close on a new construction and when our home inspector went through they found NO INSULATION in the attic. The builder didn't catch it, and they buyers likely wouldn't have either until we'll after their warranty period. One thing you don't want to do is walk into a builder's sales office without your agent. Some builders (not all) are predatory and will try to get you registered into their system without an agent and then tell you later that you cannot have an agent's representation because you didn't register with them. This is such an epic disservice to you, the buyer. But the builder saves on paying your buyers agent a commission in that scenario and you lose. Builder's sales people represent them, the builder. They are not looking out for your best interest and often they'll guide you to skip or waive some of your due diligence because "it's new construction and we have a warranty". This isn't looking out for your best interests, where as your realtor (my team!) Is always in your corner and fighting for what's due to you 💪❤️. Want to see if new construction is right for you? When people say they are concerned about interest rates
The interest rates may be higher than they were 6 months ago in the real estate industry, although, it's still extremely low in the grand scheme of things.
It's common to be quick and apply for a credit card to receive discounts on things or earn miles, regardless of the fact it's sitting at a 20% interest rate. Which most folks carry a balance on. Or that luxury vehicle you've always wanted that you can now afford. It's sitting likely around 7%.
Change your mindset of the thought that the mortgage rates are too high. It's much lower than you give it credit for - and you deserve to get out of that rental. Do the math on how much you pay your landlord in just 2 years renting, vs how much you'd be paying DOWN a mortgage. I'd love to help you do the math 😘

There are a lot of personalities in Real Estate
There are a lot of different personalities out there in the real estate space. One of the popular themes I see is driving luxury vehicles and having multi-million dollar homes and giving the impression of LIVING LARGE. And that's fine! It's just not me. I'll always go for the vibe of down to earth while also professional and fiercely committed to your best interests.
Those high roller agents, when asked, also frequently don't have any investment properties. Everyone has their own goals and set of achievements, but you can always count on me to stay humble and focused no matter how high I climb. I'd take another investment property over a luxury vehicle any day of the week 🙂

POV: Conversation with my husband about getting another investment property
If you’ve been following for a while, you know that I have a huge passion for real-estate investing. My husband and I have multiple properties and have dabbled in many different investing strategies over the last 14 years. It’s always hard for me not to jump when the perfect property becomes available, actually it’s almost physically painful 😆.
