Angelenos pre-occupied with virus hysteria. Real enemies take control.

Urban real estate prices continue to fall, as prospective home buyers dry up. While Angelenos are entirely distracted by an “invisible enemy,” the violent gangs have taken advantage, and have taken control. The city must capitulate to its failures, then make some difficult changes. Not just the property market, but our livelihoods and our lives depend on it.
Panic leads to very bad decisions. Hysteria leads to the very worst of results. It seems as though the only safety concern today involves a bad flu-like virus that is not even in the top 7 causes of death according to the CDC. This kind of mass hysteria leads to unexpected, undesirable outcomes. Extended mass hysteria leads to unlimited mass atrocities. For one local example, taxpayers have allowed the city to cripple hundreds of thousands of jobs, to stop enforcing most laws involving the homeless, attracting more crime, with less protection for middle-class taxpayers. As a result, L.A. homeless and middle class taxpayers both now suffer from a massive explosion of horrific crime, including violent assault and murder. Now that hundreds of thousands of retail, restaurant, travel, tourism, and entertainment industry jobs for the young adults of Los Angeles are impacted or wiped out, violent gang activities are the only choice for many.
Unprotected homeless and the middle class are being abused and killed by gang members at an atrocious pace. The first two weeks of 2021 rang in more violent crime than the entire year of 2020. The people who we thought were our city officials now beg and plead with the real bosses — the teens and twenty-somethings who control the city streets with nearly unfettered, merciless power. LA gang members may once may have been our waiters — now they’re our armed robbers and our drive-by shooters. They used to wear a vest with bowtie, when they worked at the hotel restaurant. Now they wear a white t -shirt, baggy pants and face tattoos. Violent gangs are the natural choice for young adults who are prevented from working by elected officials. The size, strength and economy of local gangs have grown by leaps and bounds. With names like Canoga Park Alabama, The Magician Club, Crazy Riders, 38th Street, Mara Salvatrucha and Paca Trece, these gangs now control the streets while Angelenos feel imprisoned at home. I grew up right here in the Greater Los Angeles Area, born in Los Angeles County at St. Francis Hospital. I remember when I first heard about a young person close to our family suffering from a nasty disease and getting treated for that at Children’s Hospital Los Angeles. A Young Actress’s Real-Life Drama
After surviving a freak accident and emergency surgery, ‘Station 19’s Lalia feels inspired to give back to others. — By Monica Rizzo
Life-and-death emergencies are commonplace on “Station 19,” the ABC drama where 12-year-old Lalia plays the childhood version of firefighter Andrea “Andy” Herrera. But in late October 2020, Lalia found herself in the middle of an emergency that looked like something that might be depicted on her show.
While playing on a swing with her grandfather, a metal plate that secured the swing to the front porch ceiling suddenly broke off.
“The swing came at her head like a bullet,” Lalia’s mom, Stacey, says. “We called 911 and when the ambulance arrived, she was conscious and talking, but she had lost a lot of blood.”
Medics worked furiously to stabilize her condition so they could transport her to the nearest hospital. Lalia’s skull was fractured and a nail from the swing attachment penetrated her brain. In addition to the large loss of blood, by the time she arrived at the emergency room near her home, Laila suffered a stroke and her brain began to swell.
To reduce swelling, surgeons performed a craniotomy, a procedure for patients who suffer a traumatic brain injury whereby a portion of the skull is removed.
“For the next 24 hours, every time the doctors came out to give us an update they would say ‘She’s alive,’” Stacey says. “We took it one hour at a time until we got the news—she was showing signs of improvement, but she was paralyzed on her left side.”
“There was talk about how much movement I would regain, and the doctors would say, ‘We have to take it one day at a time’ and I would just say no,” Lalia says. She didn’t want to hear about anything other than a full recovery.
The road to recovery
Two and a half weeks after the accident, Lalia was admitted to the Margie and Robert E. Petersen Foundation Rehabilitation Center at Children’s Hospital Los Angeles. She stayed for approximately seven weeks of inpatient care and intensive physical therapy and occupational therapy.
“When she arrived, she could hardly move her left side. She couldn’t do finger-to-finger or finger-to-nose kinds of things,” says Kevan Craig, DO, Chief of the Division of Rehabilitation Medicine at CHLA. “She couldn’t stand and she couldn’t even get out of bed. She could talk and her speech was OK, but her left side was basically shut down.”
Even though they knew they had a long road ahead of them, “from the moment we arrived at CHLA it felt different, brighter,” Stacey says. “Her room was bright yellow, the curtains were open and it was sunny, and it just felt so positive.”

The upbeat environment, combined with the support of her parents and her three brothers, motivated Lalia as she began intensive occupational and physical therapy three hours a day. Lalia’s treatment involved using Modified Constraint-Induced Therapy approach: a removable cast was placed on her right arm so that she would have to focus on using her left arm and hand. This would help her relearn skills such as dressing herself and holding a script. The team also worked on assessing her cognitive and memory recall skills by having her read and memorize lines or follow multistep instructions.
The other focus of Lalia’s inpatient treatment was to improve her range of motion and build enough strength, coordination and endurance to walk again. On Nov. 9, Lalia stood up for the first time. On Dec. 20, she took her first steps with a walker.
“I knew I would walk again. I knew I could do it if I put in the work,” Lalia says, noting that she had so much support from patients and the staff. “Everybody was so upbeat.”
Since being discharged just before Christmas, Lalia has stayed in touch with several patient families. She also still sees her favorite CHLA team members at her weekly therapy appointments.
“Lalia was so weak when we started,” says Briana Pollard, OTD, OTR/L, who has worked with Lalia since January. “Now she can carry things with her left hand without hesitation. We have worked on things like zipping up her hoodie, tying her shoes, putting her hair in a ponytail, putting on earrings —basic life skills that we normally don’t give a second thought about but that promote independence in life. Of course, getting back to playing soccer, BMX biking, and all of her other amazing activities is the ultimate goal, but first we had to look at the bigger picture and work on all her self-care tasks and underlying skills that she will need to live her life independently, socialize with her friends, and do the things she loves to do.”
On March 3, Lalia took her first steps unassisted and on March 25, she returned to work on “Station 19,” much to the delight of her fellow cast and crew members.
Giving thanks by giving back
Now Lalia is focused on giving back to Children’s Hospital Los Angeles. On June 12, she and her family will participate in the Fifth Annual Walk and Play L.A.virtual event. Lalia has also committed to donating a portion of sales from her clothing line, LATE, which she and her friend Cate launched May 9. The line, whose name is a combination of the girls’ first names, is a collection of “dressy lounge wear” for Tween girls and features several pieces that are named after the caregivers who helped Lalia get back on her feet. And, if a caregiver puts in a special request, Laila says LATE will customize at no charge any of the sweatshirts or tees to accommodate a patient’s needs.
“We wanted to design some items that would help kids in the hospital because it’s hard to get dressed when you have an IV or a cast,” Lalia explains. For every item purchased through LATEclothingla.com, a portion of the proceeds will be donated to CHLA’s Division of Rehabilitation Medicine.
A gifted athlete who enjoys competing in track and soccer and also rides BMX bikes with her three brothers, Lalia knows the importance of regular exercise to stay healthy.
“I don’t have my fine motor skills back with my left arm and my hand, but I can move it up and down and to the side,” Lalia explains, noting that she’s continuing to make progress and hopes to resume the activities she enjoyed before the accident after having another surgery later this year.
“My skull is still open where the nail went into the back of my head, so they will need to put in a PEEK implant.”
A PEEK, or polyetheretherketone, implant is man-made, computer-designed material that basically serves as a “puzzle piece,” Lalia says, “that will fit in the area where bone was removed after my accident.”
While Lalia will need to continue to focus on her recovery, “the improvement she has made thus far is remarkable,” Pollard says. “Lalia is such a go-getter in all aspects of her life. She doesn’t take the easy way out. Nothing is going to hold her back.”

Placing an offer creates several advantages for the prospective buyer or renter. In California, the listing agent is required to give any and all offers to the property seller or landlord promptly. This ensures that the buyer or renter will not be easily ignored. It allows prospective buyers to get the foot in the door. The gives an insurance policy that the listing agent will not ignore the offeror. A higher offer helps to get priority for obtaining that property, while a low offer can actually help to apply pressure to reduce the price. Aggressive home buyers and renters will outperform their mild and meek competitors, and there is usually little or no risk to placing an offer early. Purchase offers include several contingencies, while rental applications are usually not considered a firm offer until a lease is signed with payment. One caveat: Make sure you know who you are dealing with. Do not send any money or personal information to anyone who is not available to talk on the phone.

L.A. single family residence home prices went up while inner city condo prices fell in 2020. Real estate markets and the shifting economy are inexorably linked.
Real estate is one of the best hedges against inflation because inflation exerts upward pressure on home prices. We’re now entering a period of stagflation because a significant number of Americans are convinced that shutting down much of the economy can reduce viruses. It cannot. Colds and flu-like illness have always been with us, and shall be for the foreseeable future. Panic, hysteria, exaggeration and overreaction have always caused more harm than good. Shutting down jobs can only reduce wealth, decrease GDP and diminish resources needed for vital needs such as health care, food and housing. In addition to reduced real wealth, stagflation is also composed of money printing and quantitative easing. The federal reserve and federal government have committed themselves to unlimited money printing and unlimited quantitative easing. Their promise of unlimited money supply is a promise of runaway inflation. The dollar has already been crashing in relation to bitcoin dramatically for 11 years. Paper products and building materials have shot up dramatically. Stagflation is a combination of this inflation with the reduction of economic output — reduction of wealth. We’ve been promised more money and less wealth. That’s the stagflation that is now being delivered. How does this affect home prices? | Blog Video
New suburban home prices went up sharply in 2020 because the money supply was dramatically increased at the same time that the public was told to stay safer at home. Home owners were temporarily able to afford increases in the comforts of the single family home: home improvement, add-ons, expansion, new swimming pools, new home theaters, new landscaping, new computers along with more expensive homes. At the same time, most big city urban areas declined in perceived safety, desirability and price. These two trends are expected to continue, but most suburban homes are likely plateau in price around 2021 because the home improvement phase has already been accomplished, going “back to school” is going back in fashion, home prices are relatively high in comparison to GDP, and the overall economy shall face new crises as massive unwinding sets in for many industries. While big cities shall continue to bear the brunt, suburbs shall feel more financial squeeze as commercial real estate, travel, touring, restaurant, retail and other locked down industries realize exploding debt, failures, insolvencies and liquidations.

A little-known blogger recently called Downtown LA’s newest hotel shopping center mega project a “monolith for a bleak future.” The independent arts journalist said that the immense multi-use high-rise hotel and retail complex has been under development for 16 years, but has yielded “few concrete results”. The blogger got it a bit backwards. While the Frank Gehry designed Grand Avenue Project has been one of the most thoroughly planned and re-planned commercial developments in history, the block-wide sky-high skyscraper has more recently been lauded for its rapid pace of physical construction. Competing mega-projects like OceanWide Plaza have languished in stagnation.

Things may start slow once the deconstructivist development opens for business, but that brings an opportunity to gloat in its future of rags-to-riches growth to glory. If today’s bursting anticipation is any gauge, one of the world’s most renowned architects has touched a dream that shall turn to gold. Watch the fast pace of the actual construction, and see that Frank Gehry has delivered a skyrocketing erection to a once-impotent neighborhood. Gehry’s creative magic has charmed the infant giant. Buying a Better Home for a Lower Price
When a home buyer is willing to pay more for a home, but prefers to offer less without the risk of losing the home to other offering buyers, an escalation clause is just the ticket. Getting a dream home for a lower price requires advanced strategies to increase the buyer’s chance of getting the property, while saving as much money as possible.
Escalation Clause
Home buyers often prefer to start looking first at the lower priced homes because they want to see the best possible deals. Buyers want a good deal, so they will check out the bargains to see if they’re attractive, and they can always go see higher price properties, and offer more later if necessary. Buyers can sometimes find money to go up in price if the cheaper properties are too much of a compromise. But they never want to waste money by offering too much. #escalationclause #millsact | Blog Video
When a buyer finds a property they like, additional items sometimes included by more advanced buyer’s agents in the offer are: Letter to seller (often called a Love Letter), letter from a reference, escalation clause (based on the buyer’s agent conversation with the listing agent), appraisal clause, inspection (advanced agents will make sure it is focused on safety and health), post occupancy, also based on a conversation with the agent.
The escalation clause is often used in today’s market because the good deals go very quickly, often with many competing offers from other buyers. This is especially true in the safer, suburban neighborhoods.
Here’s an example of what an escalation clause may look like:
Purchase price to be $400,000, unless the seller receives a higher offer from another buyer; in which case, this offer shall automatically escalate to $2,000 above the other buyer’s offer, to a maximum of $500,000. If the seller accepts the escalated offer, the seller shall provide proof the higher offer from the other buyer.
A more comprehensive example might look like this:
During the period that the initial offer remains open, should the Seller receive an executed written offer from another Buyer (“competing offer”) that is higher than the initial offer, Buyer hereby agrees to escalate his offer by increments of $ 1,500 until such time as Buyer’s offer first exceeds the then-existing competing offer. Buyer’s offer shall not escalate unless and until Seller has received a competing offer that exceeds Buyer’s then-existing offer.
Buyer’s offer shall not escalate beyond a total purchase price of $500,000. Seller agrees that each escalation pursuant to this Addendum shall be deemed a valid offer to purchase the property.
Each time there is an escalation pursuant to this Addendum, the Listing Agent must notify the Buyer’s Agent within one (1) hour of each escalation. If Buyer and Seller agree on a total purchase price pursuant to this Addendum, they agree to execute a Contract at such price, with all other terms of the initial offer remaining the same.
Buyer shall have the right to inspect complete copies of all written competing offers received by Seller pursuant to which there has been an escalation of Buyer’s offer.
Buyers want to offer the lowest amount that they can, and sellers want the most amount they can get; but in a competitive market where there may be multiple offers, buyers may lose out of the home they want if they are outbid by another buyer.
The option sometimes used in today’s hot markets is the escalator clause of a real estate contract. An escalation clause states how much the offer will go automatically above the highest offer received by the seller from other buyers. It also states a ceiling price that it will not go over. Besides being a faster ways to negotiate, the escalation clause reduces the chance that a buyer will lose out to a competing higher offer from another eager buyer.
Before using an escalation clause, the buyer’s agent should ask the listing agent if multiple offers have been received, or if multiple offers are likely to be received before the seller choses whom to sell to.
Also, the buyer’s agent must be able to confirm and validate any competitive bids that are received. A down side is that, by including an escalation clause with an offer, the buyer will show their hand as to how much the buyer is willing to pay. Some sellers may thus raise their expectations of how much they demand for the property.
A few sellers do not like escalator clauses, and may reject them. They would rather have a potential buyer offer their highest and best offer from the beginning.
In addition to powerful tactics in a purchase offer, the buyer’s agent also matters: Advanced buyers agents know that the listing agent would like to know why it is an advantage to work with the buyer’s agent, such as years in the area. Buyer’s agent may include in the offer reasons why the buyer’s agent will be extra likely to help get the transaction done successfully. Women and children have been swept under the rug in L.A. They cannot safely walk on the sidewalks, nor can they ride a bicycle in too many parts of Los Angeles in 2021. Mothers and their children have unfairly born the brunt of defunding police, virus hysteria, media hype and lockdown atrocities. Moms and their babies are being wiped out economically.
The fallout from the virus panic and outrageous lockdown has been disastrous for women. Millions of women worldwide have been disproportionately affected by job losses, with many more left reeling from massive disruptions to childcare and education. Globally, women lost at least $800 billion in income last year, according to a new report from Oxfam International. The impact on women’s mental health is just as atrocious.
There was a time when my mother walked hand in hand with her mother, along the sidewalks of Downtown Los Angeles. They could enjoy eating at Clifton’s Cafeteria, then taking the electric streetcar back home. Those times are gone. Today, mothers no longer feel safe, and it is not practical to walk down sidewalks of Downtown L.A., as many of the sidewalks are totally blocked, forcing mothers and kids to walk in the street. Otherwise, the mothers must face unstable mentally ill substance abusers trippin’ out hardcore, sometimes in unpredictable violent rages. This is not a position that any mother or child should ever be forced to confront when trying to walk or shop in LA or anywhere.
Until mothers, daughters and sons can walk in this city in peace, safety and cleanliness, no citizens of the city center can take pride in our home. A Downtown that is devoid of mothers is a neighborhood starved of love. We have the ability to become a world-renown, respectable destination. We can do it. As soon as Angelenos face the truth, then take the required action to clean up the encampments, refuse, needles and human waste, we will then be able to look at ourselves in the mirror, and know that we have finally made the grade — safe mothers and children are the litmus test of a good city.

Can you share some insights into your journey as a real estate broker in Los Angeles and what inspired you to choose this profession?
It started at the age of three, when my mother let me run free-range all around L.A. Area neighborhoods (Compton, Lynwood, Norwalk, Downey, Long Beach and Los Angeles) by myself as a young child. I survived. Now I’m running around Downtown and all over Southern California, helping home sellers, buyers, renters, landlords and investors to survive and thrive in any neighborhood, any market and any economic climate.
How do you think the Los Angeles real estate market has evolved over the years, and what are some current trends you’ve observed?
As the most diverse and creative city, Los Angeles has the third largest metropolitan economy in the world. The local real estate market added a large number of amazing conversion live/work lofts with tremendous character from 2000 to 2012. More recently, ADU Accessory Dwelling Units have become legalized, providing new opportunities for property owners to improve their long-term finances with rental income. Today, prices are lower than they were 5 months ago, giving home buyers and investors an improved opportunity to find just the right home, along with a special deal.
What challenges and opportunities do you see in the LA real estate market, particularly in the downtown area?
The biggest challenges of Downtown Los Angeles real estate include the current price drops, which could possibly dip into negative equity for some owners. Also, the homeless and mentally ill situation is not fully contained, contributing to crime that is higher than many other large cities. The relatively low downtown condo prices present an opportunity to pick up a bargain.
As a real estate expert, can you share your thoughts on the impact of remote work and the pandemic on the residential and commercial property markets in Los Angeles?
I’m doing more marketing and sales presentations by Zoom and phone, fewer in-person showings. I’ve always communicated my thoughts honestly on the exaggerated pandemic and the ignored downsides of lockdown and forced vaccines. I have also been careful to follow the rules presented by the state, local government, industry and home owners. Remote work is great, but there is not always a replacement for in-person meeting to build strong relationships.
What advice do you have for first-time homebuyers or investors looking to enter the Los Angeles real estate market?
The current market may offer new opportunities in the form of seller carry financing, and extra incentives for cash buyers. Sellers may also offer to help buyers with an interest rate buy-down, and may pay for buyer’s closing costs.
How has technology changed the way you conduct business, and what role do you see technology playing in the future of the real estate industry?
In my 12+ years of real estate, we’ve gone from tall stacks of paperwork to a nearly 100% paperless office. For each property listing that we do, my team provides one or more videos, so that prospective home buyers can see almost the entire home before driving to the property. The internet is empowering home buyers to find more properties themselves, while also helping tech-savvy real estate professionals to provide more information about properties online. The entire real estate process can be done faster, with better communication, saving a lot of time for everyone.
Can you share a success story or a particularly memorable transaction that highlights your approach to helping clients find their dream home or investment property?
Yes, It’s always a delight when we help a home seller to sell the property much faster, and for much more money. One seller was delighted to receive about $60,000 more than she was asking for, when we sold her Alta loft condo for her.
