Rental Fraud on Craigslist and Apartment Websites
Are these lofts for lease a fraud, or simply difficult to connect with? The Loft Blog investigates.

After receiving several alarming calls this week from vigilant Loft Blog readers about lofts listed for lease on a leading apartments website, the Loft Blog has conducted our own investigation. Our own verification process says that several “verified” listings are suspected fraudulent because they are listed: at less than market rate price; missing owner/manager/agent name and contact info; failed to provide response from the owner/manager/agent; requesting early application before talking or showing properties; multiple apartments website visitors have contacted our office because they have not received a response from the owner/manager/agent. These are all suspicious circumstances.
The apartments site has some kind of outside listing verification service. But what is their listing verification process? We could not find any details of their so-called “verification”. They claim that they have verified the listings some how, but the well-known apartments website and their listing verification company, which is a known commercial real estate website company, also specify that they cannot guarantee that their sites are 100% free from false or fraudulent listings. When we called them, the apartments site management refused to provide details to the L.A. Loft Blog about their promised listing verification process.
The Loft Blog can and does claim that our listings are free of fraud. Our listings really are verified, and we can actually stand behind them because they are verified by the local licensed real estate agent MLS Multiple Listing Service professionals, in conjunction with the California Association of Realtors(R), and we are actively involved as a fiduciary in many of the transactions.
Sadly, other real estate websites offer no such trust. As with Craigslist and other ad websites, the apartments website has often been used for fraud over the years, and, according to our readers, the apartments site and their verification service still have work to do. In the mean time, it is recommended that Loft Blog readers avoid apartment rental websites that claim to verify listings, yet fail to provide details of their co-called verification. Avoid apartment rental website listings that fail to provide names and contact information of the owner/manager/agent. Avoid apartment rental website listings that encourage application without providing good communication with the owner/manager agent. When little or no communication is offered, the advertised property is usually unavailable at best, and totally fraudulent at worst.
Scams can be found everywhere, but we’ve seen the most rental fraud scams in Craigslist and apartment rental websites. Other red flags to beware of include: Rent price less than the typical market rent; requests to wire money or make other unusual payments; request to use fake escrow company; owner/manager/agent out of town; attempt to rush or pressure renter; won’t meet in person; won’t provide a verifiable voice phone number; ask for application before discussing and showing property.
Upon closer inspection, the two lofts listed for lease on the apartments website may not be fraud in this case, but simply company owned properties, for which the foreign owners are not able provide much in the way of communication. The units appear to be unavailable, as the apartments website is not always accurate or up-to-date. The Loft Blog recommends against prospective renters completing applications unless there is good voice phone communication established with the verified owner, manager or agent. Any suspected scams involving apartments or properties near the Downtown Los Angeles area should be reported to law enforcement. Today, the City of Los Angeles gives unlimited free real estate to those who appear homeless, while property values plummet amid alarming lawlessness and erupting dangers. Anyone who may appear to be possibly homeless may erect unlimited tents, place unlimited derelict motorhomes, and store unlimited personal items indefinitely on sidewalks and streets in most industrial, commercial and unincorporated areas of L.A. The exceptions include wealthy neighborhoods with the most expensive real estate. Homeless activities are generally not allowed in rich neighborhoods. Poor and rich have special privileges in Los Angeles. Only the middle class must follow all laws and pay full taxes. We in L.A.’s middle class are required to pay for the special privileges and exemptions enjoyed by the wealthy and the presumed poor.
Because of these new free real estate laws and massive exemptions from most laws, sidewalks and streets are increasingly blocked, fewer people enjoy walking in the city. Pedestrians, especially women, children, homeless and disabled, are forced to trudge in the streets, where they are often injured or killed by automobiles. Most seriously, lawlessness breeds crime, which begets more serious and more harmful crimes.

Crime has skyrocketed. Dumping, petty theft, vandalism, assault, armed robbery and drive-by shootings now occur regularly in neighborhoods that were once reasonably safe. On Christmas Day, a 20 year old man was shot and killed in our neighborhood. Last night, a drive-by shooting right across the street from Alta Lofts left one man injured. Today, his condition is unknown.
Many are choosing the head-in-the-sand or hide-in-the-basement approach to problems lately. We can choose to remain silent and hand over our rights and our lives. Urbanites make the most of a dead LA LIVE in the South Park district of DTLA
Here’s what’s happening in Los Angeles this week.
The city is still dominated by virus hysteria and damaging lockdown policies with inappropriate restrictions on business, causing damage to liberty and personal way of life. Media and politicians continue to peddle panic and foment hysteria while failing to disclose comorbidity, and withholding other facts that could alleviate fears.
Angelenos have the right to be informed that the “invisible enemy” has a comparitively low death rate. The L.A. Times fails to remind us that a winter flu spike happens most every fall in Los Angeles and worldwide, and that colds and flu are an integral part of humanity. Jarring locals with emotional alarms of “Cases, Cases, Cases,” our once-trusted Los Angeles area television and radio stations now purposely omit updates that include information about how early dire predictions have proven to be very wrong. There are no bodies piled up in the streets of L.A. Our hospitals are not overwhelmed. Many hospitals and doctor’s offices are all but empty, as badgered masses defer getting basic medical check-ups. The real killer is panic.
As politicians luxuriate in crowds, they attempt to impose new curfews and additional unfounded restrictions on a state and local economy that is already in shambles. They’re not listening to the countless Los Angeles hairdressers, waiters, students, shop owners and many others who suffer tremendously due to government overreaction and overreach.
The mask-wearing media continue to hype a dubious danger. Many locals are aware of the exaggerations, but they’re going along with it, as to be cooperative, and to not make waves. Even after the CDC, local doctors and top epidemiologists have concluded that the virus is comparable to a typical flu season, our local news have utterly failed to question the economic damage, mental damage and health damage caused by irrational fear, radical lockdown policies and excessive restrictions. It’s time for us to stop embracing hysteria. For many of us, our livelihood is our life. It’s time to claim our lives back in the City of Los Angeles.

Downtown Los Angeles Real Estate 2020 Year in Review and 2021 Forecast
Transients come and go as they please, easily traversing impotent, new $80,000 condominium gates.
“I can do whatever I want because this is the ghetto.” — Trespasser at Alta Lofts.
Today’s quote by a transient woman sums up the year of 2020, as LAPD no longer enforces most laws and crimes that may be connected to homeless persons. This comes just two days after a security guard was held up at gunpoint across the street from the same condominium building, and just weeks after a real estate agent was another armed robbery victim in the nearby neighborhood of Highland Park. Now surrounded by homeless encampments, lofty industrial and commercial neighborhoods around Downtown Los Angeles and Lincoln Heights are immured by bands of derelict motorhomes, tents, trash and exploding crime.
Like other big city blight issues that were already worsening over the last several years, the rapid escalation of crime has been recently turbo boosted in 2020 by virus hysteria and draconian lockdown. Middle class Angelenos are today encouraged by politicians and social media to ignore dissenting doctors, and instead, to snitch on their neighbors in exchange for financial rewards. Big cities like Los Angeles today embody the same one-party radical social and political environment of censorship, propaganda and fear that enabled NAZI Germany, Stalin, Lenin, Castro, Mao and Pol Pot to kill 100 million innocent men, women and children. With luck, Los Angeles will only suffer much fewer tragedies over the coming years. Perhaps LA. will merely have to survive as a STASI nanny culture, with the majority of deaths occurring elsewhere. Many thousands are not sticking around to find out how bad things can get. The California Exodus is accelerating.
The Loft Blog shall be releasing the December DTLA real estate market report in the coming days. The numbers will likely show a continuing drop in property values, which does not bode well for big city real estate in 2021.

HOME PRICES DROP (Downtown Los Angeles, CA) — February urban L.A. home values are down significantly from a year ago, with fewer properties sold, taking longer to sell, selling at lower prices, and less total home sales. The median price dropped by a significant 14.2%. Each property took 18% longer to sell, according to the MLS agents multiple listing service for Downtown and nearby loft neighborhood areas 23, 42 and 1375, comparing last month to the same period of the previous year. Homes are selling for less money. 2.4% fewer listings. Median price down 4.5%. Total homes sales volume down 17.4%. Statistics based on MLS data for Downtown and nearby areas 23, 42 and 1375.

376 listings; $577,500 median price; $247 million total volume
The blight and crime in Downtown Los Angeles are much worse than most realize. It will take longer to unwind and repair than most can fathom. The opportunities are also much greater than many believe.

I grew up right here in the Greater Los Angeles Area, born in Los Angeles County at St. Francis Hospital. I remember when I first heard about a young person close to our family suffering from a nasty disease and getting treated for that at Children’s Hospital Los Angeles. It was then that I began to pay closer attention to the work they do at that hospital. Since then, I have learned that it is a collection of hard-working heath care professionals, most making their home right here in the Los Angeles area, all coming together for a common cause. That cause is to help young people overcome unfortunate health issues that life sometimes throws our way. Owen Is Living Seizure-Free After Brain Surgery
Undetected for years, a tumor in the 8-year-old’s brain was finally removed thanks to a team of specialists at Children’s Hospital Los Angeles — By Eunice Oh
All it took was six words: “Can I have some Cup Noodles?”
And just like that, Diana knew her son was OK. Owen had just woken up from brain surgery and hearing him request his favorite food allowed her to breathe a sigh of relief.
Hours earlier, the 8-year-old had been wheeled into the operating room where a team of experts attempted to eradicate the seizures that had begun suddenly three months earlier. Each incident was alarming. Sometimes Owen’s neck would twitch and freeze, other times his eyes would roll back. Unable to talk or control his movements, he once had an episode while riding his bike and crashed.
“We were frightened,” Diana says about she and her husband, Erik. “We started watching him like a hawk. We noticed the seizures would get longer and longer, and last a good minute or two.”
The seizures were being trigged by something Owen’s parents never expected. An MRI scan revealed a brain tumor the size of an egg that possibly had been growing since birth, his doctor believed. Diana and Erik immediately began researching the best pediatric neurosurgeons in the country.
An extra touch of care
When it comes to a brain tumor, labeling it as “benign” or “non-benign” isn’t so clear-cut, says Mark D. Krieger, MD, Senior Vice President and Surgeon-in-Chief of Children’s Hospital Los Angeles and a Board-certified pediatric neurosurgeon. There are high-grade tumors and low-grade tumors; lethality depends on how fast they grow and how quickly they can be treated.
“The interesting thing about Owen’s case was that this was a slower-growing tumor that had been there for a while, yet he was still an incredibly high-functioning kid,” says Dr. Krieger, who also holds the Billy and Audrey L. Wilder Chair in Neurosurgery. “Like any tumor, if it continued to grow, it could have become fatal.”
Owen had a glioneuronal tumor, an extremely rare condition that can cause pressure on the brain, block the flow of cerebrospinal fluid and trigger seizures. It was near the parietal and occipital lobes of the brain, an area that affects movement, vision and perception, which explained the frequent eye spasms Owen had also been experiencing.
“Initially we thought it was too much Zoom time or being on the computer too much because this all started at the beginning of the pandemic, when school was held online,” says Diana. “We had no idea it was something this serious.”
The diagnosis prompted Diana and Erik to have Owen’s twin, Daniel, also undergo an MRI. “They’re identical so that got us thinking we should probably double check. Luckily, though, he was fine,” she says.
The family’s search for a surgeon led them to the Neurological Institute at Children’s Hospital Los Angeles, which houses one of the country’s largest pediatric brain and spinal cord tumor programs. Among the more than 750 surgeries performed at the Institute every year, 100 are specifically for brain tumors, and care is coordinated with multiple specialists, including oncologists, radiologists and pathologists.
“We knew right away that Dr. Krieger was our guy,” recalls Diana. “There was something different about him. He called us even before we met him for our first appointment and reassured us that there were options, and that everything would be OK. As a nervous parent, that extra touch of care was so comforting.”
A targeted approach
Owen’s tumor was in the back of his brain and not on the surface, making it a particularly challenging surgery. One key piece of technology that Dr. Krieger used during the procedure was the STEALTH System, which takes an MRI of the patient’s brain, digitizes it and places it into a 3D space that generates a clear picture of the patient’s brain anatomy. Ultrasound was then used to see through Owen’s brain to pinpoint the tumor’s location and the most direct path to it.
Also in the operating room was Latanya Agurs, MD, a pediatric epilepsy expert who partnered with Dr. Krieger on performing an electrocorticography. The process involves placing electrodes directly onto the brain to determine where seizures originate. At first, the two saw seizure activity “coming from all around the brain,” says Dr. Krieger. But once the tumor was removed, nothing was detected.
“That was a good sign we had taken out the whole tumor,” says Dr. Krieger, “and likely also cured his seizures.”
After spending four days in the hospital, Owen was discharged, and his speedy recovery at home shocked his parents. “It wasn’t even two weeks when he asked us if he could ride his bike again,” Diana says, laughing. “We told him, ‘No, no, no. Not until Dr. Krieger says you can.’” Owen got the greenlight a few weeks later.
“Although this type of surgery sounds like a big procedure, we’re not cutting through muscle or pain-sensitive structures so children typically mobilize after a short period of time,” explains Dr. Krieger. “You’d be surprised how resilient kids are and how quickly they can rebound.”
Fortunate and grateful
The one-year anniversary of Owen’s surgery is coming up, and so far all his follow-up MRI scans have come back clean. He’s completely off his seizure medication, and he’ll continue to be monitored over the next 10 years to make sure the tumor and seizures don’t return. “But we have every expectation that won’t happen,” says Dr. Krieger.
Diana and Erik are just as hopeful. “We feel so fortunate because we know the hospital treats so many kids and we were one of the lucky ones. Owen’s issue was addressed and we don’t have any ongoing issues. We know that’s not always the case,” says Diana.
“To know that there is a place like Children’s Hospital,” she adds, “with all the resources and the most amazing doctors, nurses and staff who really care about the kids, it makes you really grateful.”

When a faltering economy slows down real estate tractions in Downtown and other urban neighborhoods, more scams and frauds appear, and even legit real estate pros can get into dire straits leading to unscrupulous or unlawful behavior. As the big city real estate stagnates, here are common recent scams to avoid. To avoid getting scammed by desperate real estate agents, here are suspicious agent activities to watch out for:
Failing to submit offers to home seller;
Offering to help a home buyer pay for property, then failing to come through;
Telling seller that the property is worth much less than it is, then buying the property or having friend buy it;
Reducing asking price without permission;
Telling the seller that the neighborhood is going downhill because minorities are moving in;
