Luxury Tent Mansions of Skid Row Homeless

Large open space, high ceilings, lots of windows and natural light, walk-in closet, private hot tub spa. Sounds like a multi-million dollar luxury loft penthouse, but wait! We’re describing a homeless tent in the Skid Row neighborhood of Downtown Los Angeles.
Stephanie Williams says that the is living her best life on Skid Row. A fashion designer, she sews for the community. Not just sleeping in a tent, she controls a sprawling estate compound of several large upscales tent-like residences with deluxe features. Her real estate is free for her. Her tent mansion boasts a hardwood floor, a bamboo bed with upscale mattress and linens, appliances, full size Christmas tree set up, walk in closet, private toilet, electric generator and hot tub spa. She pays no rent to use the valuable, sprawling Central Los Angeles land that she enjoys. | VIDEO
Keeping homeless on the street is not sustainable. Only a structure with a roof can be acceptable. It’s on the taxpayer’s dime, but neither taxpayers nor homeless can use the sidewalks because they are completely blocked by tents. Pedestrians must walk in the street, which obstructs traffic, creates extreme safety hazards, resulting in injury and death for countless homeless pedestrians.
A Penn State report says that substance abuse rate is 20% to 35%, but witnesses who live on the street say almost unanimously that nearly 100% of homeless suffer from substance abuse issues. It does not help homeless, and it does not help society when taxpayers provide billions of taxpayer dollars to support unhealthy, dangerous lifestyles of substance abuse on the street. Homeless who are currently on the street absolutely must be provided with the respect of an environment, care and law enforcement that reduces the incidence of substance abuse. Ultimately, rich, middle class and poor must follow the same laws. The sooner this happens in Los Angeles, the better off everyone will be.

I grew up right here in the Los Angeles area. Born at St. Francis Hospital. Oliver Is ‘A Whole Different Kid’ After Kidney Transplant

It’s impressive considering that Oliver has already undergone 15 surgeries at Children’s Hospital Los Angeles in his young life—and has come through them so cheerfully that his nurses nicknamed him “Mr. Happy.”
Oliver’s parents Violet and Lionel first discovered that their unborn child was in trouble during a routine prenatal scan. “There was a big black hole on the ultrasound—it was very scary,” Violet recalls. “His bladder had expanded so much it was crushing him.”
In utero, Oliver was found to have a large bladder filled with urine but no amniotic fluid surrounding the baby. Ramen H. Chmait, MD, Director of Los Angeles Fetal Surgery at CHLA and USC, inserted a shunt into his bladder aimed at decompressing the bladder, normalizing the amniotic fluid volume and improving his lung growth, thereby improving the chances of survival. The procedure was successful, but was not a long-term solution.
Help on the way
But lucky for Oliver, a multidisciplinary dream team existed at Children’s Hospital Los Angeles to treat him as soon as he was born.
While Violet was pregnant, she and Lionel met with Evalynn Vasquez, MD, MBA, Associate Chief of the Division of Urology and Director of the Complex Reconstruction and Malformations Program. Later, others joined Oliver’s care team, including Rachel Lestz, MD, MHS, Clinical Director of Pediatric Nephrology and Medical Director of the Pediatric Kidney Transplant Program; Rachel Goldstein, MD, Director of the Hip Preservation Program; Melinda Chang, MD, an attending physician in Ophthalmology; and Kambiz Etesami, MD, Surgical Director of Kidney and Intestinal Transplantation.
The team also included intensive care specialists, neurologists, transplant coordinators, specialized nurses, occupational and speech therapists, Child Life specialists, social workers and more.
“It takes the entire hospital and all its resources to succeed in the care of our patients, especially a patient like Oliver, who’s had multiple services taking care of him,” says Dr. Vasquez. “We can’t exist in silos.”
Before Oliver was born, the experts at CHLA suspected he had Prune-Belly syndrome, also known as Eagle-Barrett syndrome, which is characterized by partial or complete absence of abdominal muscles, failure of the testes to descend and urinary tract malformations. The condition gets its name from the wrinkled, prune-like appearance of the skin on the newborn’s stomach. About 95% of cases involve boys. But the condition can’t be definitively diagnosed until after birth.
“The clues were there,” says Dr. Vasquez. “Oliver stopped making amniotic fluid, essentially baby urine, which tells you how well his bladder and kidneys are working.”
A plan quickly unfolded. Violet would give birth at Hollywood Presbyterian Hospital, next door to CHLA, then the baby would be immediately transferred to the Steven & Alexandra Cohen Foundation Newborn and Infant Critical Care Unit (NICCU) at CHLA.
A baby arrives
When Oliver came into the world July 23, 2019, his diagnosis was confirmed. His dad accompanied him to the NICCU, while his mom left her maternity room the following morning, telling nurses, “I’ve got to go meet my son.”
“Initially, our goals for Oliver were the same as for any baby,” says Dr. Lestz, “appropriate nutrition for growth and development.”
Oliver’s left kidney never functioned. His right kidney was working but didn’t have enough filters to do its jobs of removing waste. He had other complications, too, including a mild case of cerebral palsy, a weakness on the left side of his body and hip dysplasia, an abnormality of the hip joint.
Meanwhile, his parents were adjusting to their new reality. “I had to change my perspective and stop asking why this happened,” says Violet. “We had to help Oliver live his best life, whatever that looks like, and celebrate the small wins. Oliver needed us. Emelia needed us. Life had to move forward.”
And so it did. At just 3 weeks old, Oliver had his first surgery, as Dr. Vasquez created an opening between his abdominal wall and bladder to drain it and prevent further harm to his kidneys.
Other surgeries and procedures followed, including hip surgery at 1½ years old and strabismus surgery to help his misaligned eyes look the same direction at the same time. With his flaccid abdominal muscles, Oliver’s bladder had nothing to press against, making it difficult to empty on its own. He was unable to safely eat by mouth, so required a feeding tube to his stomach.
Defying the odds
Yet, all the while, Oliver was growing—and charming his caregivers. At times, Oliver got to return home with his family, but spent much of his first year as an inpatient at CHLA. The hospital was “our second home,” says his mom.
In 2022, Oliver’s doctors agreed it was time for a preemptive kidney transplant—before his one good kidney deteriorated to the point where he would need dialysis to take over its normal filtering task.
“Dialysis can be lifesaving, but it is life-altering as well,” explains Dr. Lestz. “Preemptive transplants result in better transplant outcomes.” Avoiding dialysis would improve Oliver’s life expectancy.
Oliver’s mother was very interested in providing a donor kidney for her son. “Violet was very, very compatible—only one mismatch, which is about as good as it gets,” says Dr. Lestz.
“Recipients of kidneys from living donors tend to do better,” says Dr. Etesami, Oliver’s transplant surgeon. “A kidney can be from a parent—or even an unrelated person—but as long as it is immunologically compatible, having a living donor is preferable.” The close match meant there was a better chance that Oliver’s body would not reject his new kidney.
Although Oliver had multiple medical issues, Dr. Etesami was confident about moving ahead with the surgery. “At CHLA, we have continued to make advances in transplant surgery, allowing us to operate on the smallest and sickest kids like Oliver.”
On March 9, 2022, three teams were at the ready—a transplant team at Keck Hospital of USC, which would remove one of Violet’s kidneys; a urology team a CHLA led by Dr. Vasquez that would remove Oliver’s nonfunctioning kidney to make room for his new kidney and manage his bladder, and a transplant team at CHLA led by Dr. Etesami.
After Dr. Etesami navigated around some scarring from Oliver’s previous surgeries, he placed Violet’s donated kidney inside Oliver’s belly, a common strategy in infants. He then attached it to blood vessels and the ureter to the bladder.
Welcome! A new Oliver
After a few days of recovery in the Pediatric Intensive Care Unit, Oliver bloomed. “He was a whole different kid,” his mom says, “with energy and zest for life.” He quickly began pulling himself up in his crib to stand and taking sideways “cruises.”
Today, Oliver’s new kidney is functioning well. His progress is being monitored closely and Oliver still spends time as an inpatient at CHLA. Thanks to the transplant, however, Oliver is growing and thriving in ways that he never could have done before the surgery.
At around a year post-transplant, Oliver’s medical team will determine when he might undergo abdominal reconstruction to shore up his core strength. Developmentally advanced, always smiling, curly-haired Oliver still has mobility issues, but he is working on them with a team of specialized therapists including ones focused on physical therapy, speech and feeding.
Oliver’s mom and dad appreciate that his doctors treat them as partners in his ongoing care and development. Equally important, Violet says, “every person who works at CHLA cares deeply. And they don’t just care about the patient, they care about the parents, too.”

11 Reasons Why Home Sellers Fail Their Inspections
How to Pass a General Home Inspection #homeinspection
While homebuyers are as individual as the homes they plan on purchasing, one thing they share is a desire to ensure that the home they will call their own is as good beneath the surface as it appears to be.
A home should have a minimum of 100 amps service, and this should be clearly marked. Wire should be copper or aluminum. Home inspectors will look at octopus plugs as indicative of inadequate circuits and a potential fire hazard.
Will the roof end up leaking? Is the wiring safe? What about the plumbing?
If you hear the sound of running water, it indicates that the pipes are undersized. If the water appears dirty when first turned on at the faucet, this is a good indication that the pipes are rusting, which can result in severe water quality problems.
Insufficient insulation, and an inadequate or a poorly functioning heating system, are the most common causes of poor heating. While an adequately clean furnace, without rust on the heat exchanger, usually has life left in it, an inspector will be asking and checking to see if your furnace is over its typical life span of 15-25 yrs. For a forced air gas system, a heat exchanger will come under particular scrutiny since one that is cracked can emit deadly carbon monoxide into the home. These heat exchangers must be replaced if damaged – they cannot be repaired.
These, and others, are the questions that the buyers looking at your home will seek professional help to answer.
According to industry experts, there are at least 33 physical problems that will come under scrutiny during a home inspec- tion. We’ve identified the 11 most common of these and, if not iden- tified and dealt with, any of these 11 items could cost you dearly in terms of repair.
An inspector will check your walls for a powdery white mineral deposit a few inches off the floor, and will look to see if you feel secure enough to store things right on your basement floor. A mildew odor is almost impossible to eliminate, and an inspector will certainly be conscious of it.
In most cases, the home seller can make a reasonable pre-inspection in advance if they know what to look for. And knowing what you’re looking for can help you prevent little problems from growing into costly and unmanageable ones.

Cryptocurrency Pyramid Schemes and Ponzi Schemes
Compare honest, straightforward pyramid schemes (where everyone knows what is going on) to illegal, covert ponzi schemes, total fraud in which criminals use money from new investors to pay existing ones. Bitcoin itself is neither a pyramid nor a ponzi scheme because Bitcoin is a legitimate payment technology that does not make money from the owner finding suckers. Bitcoin gains from increase in value like stocks and gold do. Bitcoin simply outperforms all other investments based on 11 years of data.
I’ve personally mined Bitcoin and other cryptocurrencies, and paid mining hosting companies – both very profitably. On a good roll, it takes about a month to a year or more to turn $500 into $10,000 with Bitcoin. So, when a Facebook friend comes along and claims to do it in a day, that is a huge red flag. Based on my experience in helping to jail con artists, fraudsters and scammers, I would not give one dollar to someone who operates in this fashion. The methodology very much resembles a ponzi scheme.
I am considering joining another facebook friend, a closer friend who is also a real estate client. He is doing something that looks a bit more like a more legitimate pyramid type of scheme, which is under investigation by the SEC, but no charges have been filed. I might give that a try because it helps people to learn ethereum. Learning ethereum (the second most popular cryptocurrency) is a potentially simple, yet very smart undertaking. I’ll let you know how that goes.

Californians Leaving the State and Moving to Texas
The State of California today attracts poverty, while chasing away wealth at breakneck speed. The state once attracted millions of residents from other states across the country, but now, the once-golden state is losing residents faster to other states. The economy of 2020 was driven largely by emotions, namely hysteria and irrational exuberance. The year 2021 shall undoubtedly be just as emotional based, with higher doses of exasperation as the calendar flip does not magically make man-made problems go away. The key to real estate success is to first ensure that the business frame of mind is fortified, then positive intentions set to take advantage of cascading crises, turning lemons into lemonade.
Someone who is financially rich is an owner, not just a consumer. They always pay attention to ROI return on investment, not just personal utility and enjoyment. Business sense, work ethic, mission, propose and goals are the foundation of real estate success. Long terms results come from long-term thinking. Mindset makes wealth, and the wrong mindset can keep us from wealth.
The biggest mistakes come from being desperate, scared, rushing toward something out of fear. Virtuous ambition is a huge positive, while base greed is a move towards major mistakes — panic and mindless actions lead to huge mistakes, such as buying into con artists and fraudsters. Be extra cautious when the prospect of quick money rears its greedy head. Trusting a friend of a friend to find lucrative deals is best viewed with skepticism. The majority of super successful people have made it incrementally, because one’s character must be built while the fortune is built. A lack of character and wisdom causes the wealth to be lost. A house of cards built overnight collapses quickly, but a real estate empire built slowly on a strong foundation can last for centuries.
Trading time for money is OK for those just getting started, but much greater wealth comes from being focused on growing ownership of productive assets that provide income for a lifetime. Savings accounts, investment accounts lead to compounding interest, a magical function of wealth creation, an income for life without working.
Putting all eggs in one basket is too risky for most of us. Losses are a necessary part of learning, part of the success process, but most people need diversification to prevent massive, unacceptable losses.
Creativity and resourcefulness can make up for a lack of initial investment funds. Provide innovative solutions to those who have money. Execute on ideas. Adjust and improvise while on the path of success.
Market crashes offer some of the greatest opportunities to get into great deals and to create massive wealth. Nearly 100% of bear markets lead nearly 100% of the time to huge bull markets. Because public attitudes and discourse are not on the right track for success, the real estate markets takes years to unwind, and we’ve not yet seen any substantial capitulation in the stock markets, we can expect mostly increasing bear markets in 2021, to be slowly replaced by growing patches of bull market booms. Success in 2021 requires a mindset like a calm island in a stormy sea. Foresight of exploding technologies can be a great pairing with real estate. Bitcoin shall continue to be a better pure investment move than real estate for many more years. Enjoy the process. No matter what, it really is about the journey.

So live work, loft, live, work lofts — That’s what people have been asking about lately for the past few weeks. So that’s what we’re going to talk about. As long as people want to ask for information about live work lofts, we’ll talk about livework lofts. We’ll talk about living. We’ll talk about working, and we will talk about lofting. We’ve been busy this week showing live/work lofts in downtown Los Angeles. We showed some for lease at the Higgins, building, the Bartlett building, and the Cornell building.
We got a request this week from someone who said that his lender told him that they can actually give them a better deal if he buys a loft, if he buys a place zoned for live work, or in a live work zone. So that’s interesting, because I don’t think I’ve heard that before. I’d like to know exactly what his lender said. I might ask him to, for his lenders phone number so I can talk to them myself and find out exactly what they meant. That way I could be sure to get him the right info, and help the lender, because he wants to get a good deal.
It’s usually the other way around — people usually have to pay a tiny bit more for their loft loans in general because they have unusual issues, and they’re listed as industrial and commercial buildings. They have more commercial properties in the building, which lenders usually don’t like. They usually have a bunch of issues that lenders do not like. So it’s usually the opposite of, of that. As far as lenders go, they usually want you to buy a regular house in a regular suburban neighborhood or a condo in a regular suburban neighborhood or regular condo, but everybody’s different. So that’s why it’s just important to know exactly what his lender said and exactly what his lender meant when they said that they want that he could get a better deal. And, if it’s in a live work zone, So we don’t, we need to know the exact words because between what he’s lender says and what he says and what I say, you know, something can get skewed in that process.
The deal with live-work is that people want to be able to live and work in the same place. That’s one of the reasons why some people get a loft rather than a regular house, a regular condo. A lot of people want to be in a place that has presented to clients as a place that’s more professional. That’s more upscale in a way or more stylish, a place where they can get more work done. The open space allows them to work on like large artworks or just handle have clients coming over to be in a, a larger, a more impressive space, a more professional space. — and for a few other reasons:
People want to have clients over without disturbing their neighbors. And a lot of people feel strange if they’re trying to do work in a residential zoned area. Although the fact is that as far as I know, pretty much every house and even condos, you can do work in there. It varies city by city, sometimes neighborhood by neighborhood. But for the most part, you can work at home, but you just cannot do things in general that disturb your neighbor. So if you haven’t neighbors that are disturbed by you having over, you know, one or two clients a day, those neighbors are probably goofy, but if you’re in a, some small town or suburban neighborhood than your neighbors might, or they might know you and they might, they might be, you know, keeping an eye on you. Whereas in LA it’s, it’s kind of the opposite.
Some people do the wrong thing. There, people doing strange things is normal in Los Angeles, that’s kind of what LA is for and San Francisco. People who want to do strange things, more creative, more unusual setting like New York city. So in these big cities centers of creativity, you would expect people to be doing strange thing has been living and working and working at home or living at work would be, would not stand out as something unusual in these neighborhoods. But nevertheless, people want to feel even more comfortable and have feel like what they’re doing is know sanctioned by the law that is acceptable and expected, and they want to feel comfortable where they are living and they want to feel comfortable where they’re working. So live work allows people to feel comfortable living and working in, in that space and in that building and in that neighborhood.
I have lived and worked in the same place for a big chunk of my life. I have worked at home and a lot of different places. And I have also at work in a lot of places, including to I’ve lived in an office temporarily when I was a teenager, right after high school, before I went in the air force. That was only for about a month or shoe. When I got out of the air force, I lived in my sign shop, created a sign shop with my brother. And I just lived in the work in the sign shop, which was aware an industrial warehouse type of building a modern that building was probably those buildings was probably built in the 1970s or eighties, probably seventies. And then, most recently before I moved to Los Angeles, I was doing eBay consignment had a large industrial unit that I was leasing. That was about 1400 square feet. It was pretty cheap. It was only about a dollar, a square foot, like $1,400 once a month. And I built an apartment, a room inside of the warehouse because the warehouse was really pretty big. So there was room enough to build a large bedroom, and still have a large warehouse to work. At one point, we had a lot of stuff in that warehouse. We were selling for people. But fortunately, it did not make enough money. So I was gave me an incentive to change careers too, to do real estate. So real estate is better, especially when you’re in your fifties. You don’t want to really be schlepping people’s furniture and stuff. When you’re in your fifties, it’s a good exercise. But I started to get pretty tired physically from, from that kind of work. And real estate is good cause you walk sometimes not, you don’t have to walk every day, but I walk every day cause we’re walking the dog right now while I’m recording this. So that’s my experience with live work. And that’s what people want and wants you to live and work in the same spot. Or they just want a place that is, has the aesthetic, that industrial aesthetic, and mostly just live in there and enjoy it, enjoy that style. And there’s other people that just want mostly want to work so recent or re helped a repeat customer who had one of the penthouses at Eastern Colombia where they’re living and working, and then he needed more space to, to work.
But they do want to be able to know to be nearby and to, you know, sleep there if, and when they want to. But it’s mostly for, for work. So Eastern Columbia lofts is a very presentable place for doing anything. That’s where you want to be stylish, want to have a stylish and professional presentation for your work. And so that’s where they got a second law, because then they need thousands of square feet to be able to do that, what they do. So, take a look on the LA Loft Blog, I was busy showing properties and also running around because I had lost my keys, lost my fog Meyer, real estate, supra lockbox fobs. Then forgot, and tried to show some properties today that required the super lockbox fog and we were not able to get in. So that was a reminder that I need to get my father immediately. So I drove, I had to pay like 75 bucks for the fog, then drive to Beverly Hills to pick it up from the MLS goodness. They usually have good service MLS. But they should, they, they are, you’re there for the real estate agents they’re created by real estate agents for real estate agents. The MLS is where your listing, if you sell or rent out here, your loft real estate agents, that’s where we list it for other agents to see. And it also feeds out to Zillow and Trulia and all that for the public to see as well.

So it has basically two bedrooms and a, and an office has a downstairs bedroom and upstairs bedroom And upstairs office. And it’s got a huge windows, Extra, extra large windows and views in a beautiful historic building across the street. That’s takes up a much of the view of a really beautiful building and then a corner, a street corner where you can watch people walking down the street. In the historic core. So we got, it’s like having, it’s like a small three bedroom, but with a big open loft. And that was super high ceilings added to it. So wait till you hear the price range, he’s got a whole bunch of other stuff, too many amazing details to even mention huge windows, bigger than huge windows with extra natural light and views downtown Los Angeles, historic core. What’s the price? Sounds like a million bucks or 2 million. It sounds like — but the average loft in downtown is about $500,000 to $600,000, sometimes to $700,000. So you think that this loft is at least going to be above average price? Nope. We’re talking about less, more character, more square footage, a lot more character than the average loft at a lower price than the average lofts lower prices than the average.

As the darkness of an economic winter envelopes urban real estate, the number of Bitcoin millionaires has more than doubled in the last two months alone. More than 50,000 tech nerds and investors now own $1 million or more each of the first (and still most popular) blockchain cryptocurrency.
