Investing $16,0000 to make $200,000 in 4 months - Remotely
Join me as I talk to a company that offers a Pay Per Click (PPC) advertising service for real estate investors. This is a service that allows you to pay for ads on google.com search results that send users to your website - in this case real estate buying website. You are charged by google for each click on your ad.
This investor's group is spending $50,0000/month on PPC to generate $500,000/month in sales of purchase contracts or novations (2 ways to sell an owner’s property). For every 10 leads generated - a lead being a seller that speaks to you and that wants to sell their property immediately for cash or sell to you through a novation agreement which allows a public listing of their property to find an end buyer that is using financing to purchase the property. They are getting 1 sale that generates $22,000 in revenue - which is a very high conversion rate. 1 to 10 is extremely good.They also offer leads for purchase from a national SEO campaign from $30,000 spend monthly.
I am going to speak to a few more members of their team and possibly hire them to set up my PPC service... and with the cost of their service and advertising, it would put a 4 month cost of $16,000 in advertising and service fees to generate $200,000 in 4 months, or less. I also plan on calling a list of distressed property owners myself so that I don't just rely on PPC (and their Google SEO leads for purchase) as my sole lead source.

$100k - $150k PER MONTH Real Estate Investor | Building A Remote Real Estate Business

Subscribe to see a detailed approach to how a real estate business can be built & run REMOTELY. I will be networking with investors that do disposition (this video) and novation, talk to end buyers, and wholesalers to start because you should always start by understanding buyers - how they are buying, where they are buying, and why. The investor told me 5 good areas that performed the best for him in the entire state over the past year from his $1million in revenue over the past year.
I will also speak with different investors using PPC lead strategies to find buyers, and others that are pulling lists and calling them, I will speak with investors or owners of multi-line dialers, title companies, set a goal and action plan, then call homeowners and advertise to them to acquire purchase contracts that I both sell (wholesale) and purchase (to lower my tax liability).
In this video the investor I speak to does disposition - meaning he handles the selling of purchase contracts for houses (usually needing some type of improvement) or land. He sends out purchase contracts to his network of buyers to reach the highest price possible. However, the 50% he is requesting on the call is too high for me for properties that I find that aren't yet under contract. I will get a contract to purchase a home on my own, underwrite it myself, and if I am not able to sell it on my own to my buyer network- I will allow him to add an additional 1-1.5% on top of my sale price of the purchase contract, so for a $300,000 contract, he could make $3-4,500. This would allow me to continue to outsource the sale of my contracts, if needed and save myself from hiring and managing someone on my own team, and should be good enough for him to take on and be worth his time. It wouldn't make sense to lose so much when disposition (the sale of the purchase contract to an end buyer) is such an easy process that I can handle on my own as long as I have 5 or less contracts at a time.
I may reach out to him for trusted realtors, or see if he will lend me a transaction coordinator to manage my purchase contract closing through the title processes for around $700 per contract.
