Join me as I talk to an investor earning $100k - $150k per month assigning real estate purchase contracts to end buyers remotely. I have set an initial goal of earning $200k in 3-4 months through selling (assigning) real estate contracts - I will narrow the goal down in the coming months as I continue to network and prepare. I will be networking with investors that do disposition (this video) and novation, talk to end buyers, and wholesalers to start because you should always start by understanding buyers - how they are buying, where they are buying, and why. The investor told me 5 good areas that performed the best for him in the entire state over the past year from his $1million in revenue over the past year.

I will also speak with different investors using PPC lead strategies to find buyers, and others that are pulling lists and calling them, I will speak with investors or owners of multi-line dialers, title companies, set a goal and action plan, then call homeowners and advertise to them to acquire purchase contracts that I both sell (wholesale) and purchase (to lower my tax liability).

In this video the investor I speak to does disposition - meaning he handles the selling of purchase contracts for houses (usually needing some type of improvement) or land. He sends out purchase contracts to his network of buyers to reach the highest price possible. However, the 50% he is requesting on the call is too high for me for properties that I find that aren't yet under contract. I will get a contract to purchase a home on my own, underwrite it myself, and if I am not able to sell it on my own to my buyer network- I will allow him to add an additional 1-1.5% on top of my sale price of the purchase contract, so for a $300,000 contract, he could make $3-4,500. This would allow me to continue to outsource the sale of my contracts, if needed and save myself from hiring and managing someone on my own team, and should be good enough for him to take on and be worth his time. It wouldn't make sense to lose so much when disposition (the sale of the purchase contract to an end buyer) is such an easy process that I can handle on my own as long as I have 5 or less contracts at a time.

I may reach out to him for trusted realtors, or see if he will lend me a transaction coordinator to manage my purchase contract closing through the title processes for around $700 per contract.
