About the Riverbed Ranch
The Utah OSR Land Cooperative is a non-profit agricultural co-op organized under Title 3 of the Utah Code. The co-op shareholders together own all 1,245 acres of farmland known as Riverbed Ranch. It's located in Juab County on the border of Tooele County. The acreage has been divided into 250 homesteads where families can build the online-but-off-grid homestead of their dreams.

"Operation Self-Reliance" Founder WOWs Exit & Build Expo in Texas!
At the Exit & Build Summit in Bastrop Texas this Spring, Philip Gleason, the founder of "Operation Self-Reliance" (OSR), gave a 25-minute presentation. Gleason covered his life-altering experiences that changed his focus in life to preparedness and self-reliance. These experiences set him on a course to now focus on creating five off-grid, resident-owned, cooperative communities all up and down the Rocky Mountains.
Quite a few people came to our booth after his presentation to say how much they enjoyed it (some even said it was the best speech of the entire event!).
In this video Philip Gleason mentions the Utah OSR Land Co-op that is up and running at Riverbed Ranch, Utah, and, the Arizona OSR Land Co-op that is being established East of Snowflake, Arizona.
As a point of interest, Riverbed Ranch already enjoys:
* Over 100 residents, roughly half are children,
* Our own fully-trained volunteer fire department with 2 trucks,
* Our own concrete plant that can deliver the NEXT day!,
* Spring and Fall festivals with activities for the kids,
* A co-op store that sells gas and diesel.

Riverbed Ranch is an unincorporated, off-grid community tucked away in northern Juab County. Here modern families can trade a life of gridlock, utility bills and grocery shopping for a life of self-reliance, fresh food and air, and cooperation with like-minded folks in an agrarian desert paradise.
It's an off-grid farming community presently comprising over 100 full-time residents and will eventually become a 250-family, online-but-off-grid, self-reliance community. It's organized legally as an agricultural co-op under Title 3 of the Utah Code, also known as the Uniform Agricultural Cooperative Association Act.

Off-Grid Community - April 2023 Progress Report
We're building an off-grid farming community where you can work remotely while building out a self-reliance farm. Thirty-five families reside at Riverbed Ranch.
The goal of the town is to help every resident to produce all their own life-sustaining food, water and power! We hope that every household will also have their own home-based business so that Riverbed Ranch will have a wide variety of local goods and services.
The remaining lots at Riverbed Ranch range from 2.0 to 2.4 acres. Each lot comes with 2.5 acre-feet of water shares (that's 800,000 gallons of water a year). Well permit included!
Our off-grid farming town is nestled between the Keg Mountain and Simpson Mountain ranges, and is about a half mile East to West and 3 miles North to South.

About this Project
Riverbed Ranch is a creation of the Utah OSR Land Cooperative, Utah's only non-profit land developer created for the benefit of those who join the co-op. The focus of a co-op is to minimize costs, not to maximize profits like traditional land developers.
This is not a political or religious project, it is an agricultural cooperative organized under Title 3 of the Utah Code by a leading co-op attorney we hired.
Motivation
Our current shareholders value this agricultural cooperative as an ideal opportunity to enjoy:
- Self-Sufficiency - Providing for their family's essential needs without having to rely on markets or the government for food, water, power or sanitation.
- Family - Providing their children a more carefree rural lifestyle, where they can learn to work.
- Safety - A place of safety for their families, from things either now or in the future, and

Operation Self-Reliance - Helping Families Attain a Self-Sufficient Lifestyle

“Operation Self-Reliance” is a private, non-profit partnership of organizations helping families achieve complete self-reliance, not dependent on cities for their food, water, power or sanitation needs, and, living in an environmentally sustainable way, debt-free. This partnership centers on the creation of a modern cooperative homestead community located in a beautiful valley nestled between two mountains in West Central Utah.

DETAILS:
Homesteading today is very different than that practiced by our ancestors. Modern Homesteading is about achieving sustainable agriculture and food security without sacrificing the benefits of modern knowledge. The Academy of Self-Reliance, a Utah non-profit Operation Self-Reliance partner, helps families along the path to self-reliance with it's various educational programs, hands-on workshops, and events. The Academy's “Path Program” helps families create their own detailed, actionable plan to create a self-reliance homestead. That homestead can be located on one's own property, or, in our homesteading community.
A Cooperative Homesteading Community
The Utah OSR Land Co-op is creating an agricultural cooperative community on Riverbed Ranch Road in Juab County, Utah. The 250-family village will include:
- High-speed fiber optic Internet,
- A Co-op store for importing and exporting products.
- An RV and camping park,
- A BMX bicycle course for the kids to enjoy, and
- A ropes course, for local youth and corporate retreats.
About the Individual Homesteads
Each privately-owned and operated 2 acre modern homestead is expected to practice sustainable food production and resilient agricultural practices. Each self-sufficient homestead will produce much of their own food via gardens and greenhouses, have their own water well, and generate all their own power using solar panel systems. Each shareholder's passive solar home will be built so that it requires little or no energy to heat and cool. A barn will also be built on each homestead for animals and/or storage.
Co-op Common Areas
The common areas in the community will include 200-yard wide greenbelt running up the center of the community and sporting edible landscaping with a permaculture twist. This greenbelt will include a private road, jogging path, an overflow catchment, and lots of honeybee-friendly trees, bushes, and plants. Some of the common areas will be made into parks, with walking paths, ponds, and various decorative and food-producing trees and plants. Most of the Utah OSR Land Co-op's common areas will be used to produce agricultural products to supply co-op members and to be sold in neighboring communities. In this way, the co-op will be able to employ some shareholders in these joint projects.
A Success-Oriented Community
Since the cooperative is run by its shareholders, and is a non-profit, the co-op has no interest in having anyone's self-sufficient homestead fail. So, every effort will be made to assist, educate and cooperate with each shareholder to help them succeed in achieving practical self-reliance.
The Utah OSR Land Cooperative
The Utah OSR Land Co-op is an agricultural cooperative organized under Title 3 of the Utah Code. Title 3 gives lots of advantages to the small agricultural farmer to give them “a leg up”. This farmer cooperative is run by its shareholders on a one-man, one-vote basis. Also, Title 3 allows the co-op to prevent investors from buying up a controlling number of shares and changing the purpose of the project – to help families achieve optimum self-reliance in a cooperative community setting.
Is it Sustainable?
Some believe that organic farming is not sustainable, but we vehemently disagree and will prove that regenerative organic agriculture and sustainable farming practices can bring great prosperity to a cooperative community. In fact, we believe that a co-op community that balances agricultural production on private property with community-owned agricultural projects, can become self-sustaining and work wonderfully well for everyone.
