You would then add about €1,000 per m2 of renovations (taking into account inflation) and back-taxes. All in you would be in at €500,000 for a brand new contemporary villa, in a market where you could flip it for about €800,000 due to a shortage of such offerings on the market. I've been quite skeptical of new builds in Istanbul as a way to invest in Turkish real estate, and to obtain Turkish citizenship by buying $250,000 worth of real estate.
