Another step in the property management legal process: today I’m serving a former tenant with a money judgment summons—this time through certified mail.
Here’s why this matters ⬇️
When serving defendants, the courts require proof that they actually receive the summons.
With certified mail, the recipient must sign for the document. ✍️
That signature is legal proof that the summons has been properly and uniformly served.
Once served, the county expects them to either show up to court or respond to the Magistrate’s summons.
This process is crucial when the court needs to know the tenant has been officially notified, especially in money judgment cases where the tenant owes back rent, damages, or other charges. It prevents them from saying, “I never got the paperwork.”
👉 For landlords and property managers, certified mail is one of the cleanest ways to serve notice—it creates a paper trail that holds up in court.
