Yikes! New housing data is IN and it's not super exciting! I'm collecting mortgage and real estate data and tracking the changes or inflections is extremely important in determining the impact of the outbreak on real estate pricing. The impact is particularly prominent on tenants in multifamily real estate with over 31% of tenants NOT paying their rent at all and 69% EITHER paying all OR part of their rent, which is also really bad. The real estate sales data for residential real estate is worst in the hardest hit areas of the outbreak, which makes sense, but LA and Orange county are particularly hard hit - though they went into this crisis with a lot of strength. As expected we're also seeing substantially fewer sellers (44%) and 45-55% less buyers.
