In a recent podcast interview, seasoned real estate investor Dani Beit-or shared his insights and experience in real estate investing. With over 5000 investment transactions under his belt, Dani emphasized the importance of taking a long-term perspective when investing in real estate.
Dani's journey in real estate investing began when he realized that the formula of working hard and long hours wasn't worth it. He sought out an alternative way to build wealth and found real estate investing, specifically long-term real estate rentals, to be the perfect fit for his purpose. Dani's approach to real estate investing is to focus on "getting rich slowly" rather than trying to get rich quick.
As an immigrant to the US, Dani saw the US real estate market as "mind-blowing." He noted that the US real estate market is more advanced than many other countries, with many different options for investing in real estate, such as wholesaling, flipping, long-term rentals, short-term rentals, multifamily, single-family, out-of-state, in-state, and more. He calls the US real estate market a "mortgage miracle" due to the ease of qualifying for mortgages and the availability of 30-year fixed-rate mortgages.
Dani believes in having a system and process in place to streamline the flipping process. He shared a success story of buying a house for $30,000 at a courthouse auction without ever seeing it in person and selling it to the previous occupant for $78,000 just 30 days later. He also stressed the importance of buying quality properties and investing in communities that are likely to survive a real estate market crash.
Dani's approach to building wealth through real estate investing is slow and steady, which he advises his clients to follow. He shared a success story of a client who accumulated seven or eight properties over two and a half to three years. However, he did not provide a clear answer when asked if his approach is to target certain returns.
Dani also talked about the Israeli DNA of creative thinking and questioning the status quo. He believes in retraining his clients to ask more difficult questions to find the correct solution. When asked what he would do with a billion dollars, he said that he would spend most of his time in Israel with family and friends and would still work because he enjoys it.
In the next 12-18 months, Dani plans to focus on physical training and spending more time with family while continuing to challenge himself to improve his business and offer better services to his clients.
