Are we headed to a replay of the 2008 housing market crash? If you only get information on the real estate market from mainstream news, YouTube or God forbid TikTok, you may be missing a lot of context.

One of the most common questions being asked and fears being expressed to me by friends, family, clients, well pretty much anybody who knows I’m in real estate is, Is the market just as bad or worse than 2008?

We’re going to break that down but first, welcome to expectations vs real estate. I’m Nate Necochea, a realtor in Orange County California. My goal isn’t to convince you one way or another, it’s simply to add context to some of the data you're being inundated with in the media so you’re armed with additional perspective to make up your own mind.

I'll go over a recent report from Keeping Current Matters and discuss three different but correlated data points that should give you more perspective that what you 're hearing from the media.
