Will 2024 be a year of home sales growth, normalizing inventory and the return of typical price gains? Altos Research seems to think so.
If we haven’t met, my name is Nathan Necochea and I’m a realtor here in Orange County CA and today I’ll be giving you the Cliff’s Notes version of an Article and accompanying video put out by Housing Wire from Mike Simonsen President and founder of Altos Research. If you don’t need all the charts, graphs and in depth explanations, the article provides a great synopsis of the more detailed information you’ll find in the video. The links to both will be in the description below, now let’s highlight some of the main points that are important for potential buyers and sellers…
VIdeo Insights:
Inventory is increasing, but not at a dramatic pace. There are currently 449,000 single-family homes unsold on the market, which is 6% more than last year at this time. However, inventory is still below pre-pandemic levels.
New listings are also increasing. The number of new listings is 9% higher than last year at this time. This suggests that more sellers are entering the market.
If mortgage rates continue their downward trend, we should see inventory continuing to slowly increase. If, by some break in the multi-verse rates drop drastically into the 5’s, expect to see overall inventory levels decline further. It’s not that lower rates won’t motivate owners to sell, it’s that demand would react so aggressively that there’s no chance for new listings to keep up. That’s why despite buyers and sellers preferring rates come down faster, a steady decline is more beneficial for the market because it allows inventory to build slowly while keeping home prices in check.
Sales are increasing. The number of homes in contract is 4% higher than last year at this time. This suggests that buyer demand is strong.
Price reductions are dropping. In a typical market between 30-35% of listings face a price reduction. The percentage of homes that have taken a price cut is lower than it was last year. This suggests that sellers are confident that they can get their asking price and that the demand is there.
Home prices are expected to rise 3-5% in 2024. The median price of all single-family homes in the US is now $418,000, and it is expected to reach an all-time high in June.

“what makes you different”? The listing interview question every real estate agent practices answering in the mirror. And truthfully, it’s a much bigger question than most people probably realize. Where it’s easiest to see and probably most important to sellers is in an agent’s marketing. So, I’m going to tell you a little secret…In most cases, the answer is NOT MUCH.
Okay, so During the listing appointment, every agent will come and espouse the greatness of their brokerage, their team, themselves and how they have x amount of followers on this or that social media platform and that they have international reach.
But, when you ask about their specific marketing plan, regardless of the adjectives they use or the enthusiasm they show, it’ll still come down to the obligatory “professional photography”, a walk-through video, social media posts, the MLS and their agent outreach. Some may throw in direct mail, open houses etc, but, overall, this is the generic agent playbook.
As a potential seller, your goal is to sell for the highest price possible in the shortest amount of time, at least generally. If you’ve ever interviewed agents to sell a home you’ve probably heard versions of the same answer. So, in terms of marketing, and in the spirit of Air, this is what I want you to look for going forward...
When its time to interview a listing agent, you can learn some lessons from "Air" and find your Nike.

2024 home price predictions: is the crash finally coming?
Realtor.com and Keeping Current Matters (using Pulsenomics data) recently reported their 2024 home price predictions. Is a crash coming? Will demand be down? Where will we be with mortgage rates?
I think it's safe to say nobody has a crystal ball and actually knows what will happen. I believe the data is pointing in a particular direction, but given the volatility we've seen, who really knows. Take a look at the reports for yourself (link below) and let me know where you stand. There is a bit of contrast between the two reports but I'm not sure either of them being right would make a difference to the market.

On Friday, the Dow Jones closed down over 300 points, the worst week since June. The collapse of Silicon Valley Bank, the biggest bank failure since the global financial crisis of 2008 caused a sell-off for the
stock market as Regulators took control of SVB on Friday. That banking news dampened the February jobs report news that was also released on Friday which is really a shame because the jobs report actually showed some sign of slowing inflation.
Even with payrolls increasing more than expected, the smaller than expected wage gain captured the focus of investors.
The hope is the lower wage gain may force the FED to re-examine the game plan for additional, aggressive rate hikes.

No matter how you define it, the word RECESSION spawns thoughts of fear, despair and economic collapse. But here’s two ways recession can actually help the housing market for both buyers and sellers.

As a potential buyer or seller of real estate, why should you follow the "hot sheet"? What information does it provide and how can that information be useful when deciding whether when to buy or sell a home?
The term, “hot sheet” can have a few different meanings depending on what industry it’s coming from. In law enforcement the hot sheet is the list of recently stolen vehicles, in real estate it's the real time data on a particular market.
While seeing the information and interpreting are two very different things (that's what a real estate professional is for), following the market in an area you are looking to buy or sell can give you an idea of pricing trends, buyer demand and the overall health of that market. It's a good place to start when working toward your real estate goals.
