Is the Boise Idaho real estate market going to crash?
A lot of people are worried about the real estate market crashing, but they are not experts! Keep in mind only 60% of homes have a mortgage on them. 40% of homes are owned free, and clear. Here in the Treasure Valley only less than 30 homes have received a Notice of Default which is the first step in foreclosure proceedings. Remember there was a foreclosure moratorium since 2020 so that means nobody has had a foreclosure since 2020. We are, however, going through all market. Correction, home prices have been trending down slightly and there is always a slowing of the real estate market in November and December because of the holidays that coupled with the downward pressure on prices from the rising interest rates has caused sellers to ask for less than they were able to six months ago. Beware of the well-meaning naysayer when you are looking to improve your life. How many times have you told a friend or family member about big plans only to have them poo poo your ideas?! Make sure you’re not taking advice from people who are just trying to keep you safe and don’t see the growth and opportunity!

Great opportunity for buyers now! Historically October, November and December are slow months for real estate and that coupled with the downward pressure on real estate prices because of rising interest rates means that it’s the best time to buy since 2015.

Treasure valley real estate, market update – thankfully, it’s not a spooky one! Happy Halloween everybody!
Here in the treasure Valley, we are not likely to see a market crash, but we are likely going to be in a recession. Inventory is still historically low. which is further evidence that we will not likely see a market crash. There are many people still moving to the Treasure Valley from other states.
The number one biggest mistake I see people making is trying to time the market and waiting and waiting to get into home ownership. Ultimately you have to do what is best for you. When it comes to buying a home as long as you can find a home you live at a price you can afford, I say go for it! You can start building equity and enjoy the stability that only homeownership can give you

When buying a property in Idaho when do you get to tour you’re home?
In Idaho there are forme times that you get to tour your property prior to purchasing. The first time is during the initial tour when out of home shopping, The second is during the inspection period (this is also a good time to take measurements for your furniture), The third opportunity is after the seller makes repairs from the inspection; the final opportunity is For the final walk-through within three business days prior to closing.
