BCF 365: Building Bulletproof Cash Flow with Self-Storage with Scott Meyer
On this show, we often explore ways to find bulletproof cash flow. Multifamily isn’t the only way to generate money from real estate and Scott Meyer knows all about this. Just like me, Scott believes that real estate is the best possible investment, and self-storage is his preferred asset class. He began investing in single-family homes quite some time ago and then moved into multifamily investing, but he still didn’t see the economies of scale he was hoping for. This eventually led Scott into self-storage where he found the management process to be way easier while still getting all the benefits real estate has to offer.
Today, Scott owns and operates over 22 facilities in nine different states. Additionally, he leads a community of owners, developers, and investors who partner on these types of projects. Here, Scott and I talk about his journey from single-family to self-storage and how he helps others learn about his strategy. We also cover the benefits of self-storage, like easier rent management and current demand, the relationship between multifamily and self-storage, and Scott’s approach to finding new markets. While our business has done very well with multifamily, we’ve added to our business through net lease. The key is to understand what’s going on, but also to try to figure out what’s coming next. Michael Episcope learned about the physical aspects of real estate in his youth as he helped his grandfather manage his apartment buildings in Chicago’s west side. He began college at DePaul University and a year later, he was working at the Chicago Mercantile Exchange. Michael continued to work full-time on the trading floor for the next 16 years while attending night courses to complete his undergrad degree.
After rising from runner to broker, Michael was given the opportunity to become a floor trader in a Chicago-based hedge fund, where he worked for an additional nine years. Today, he’s the co-CEO of Origin Investments where he oversees investor relations, marketing, and operations. Michael uses his 25 years of experience to leverage calculated risk-taking in efficient markets to build wealth for his clients. Here, we discuss his current strategies and how he builds relationships in different markets. We also talk about why Michael keeps his headquarters in Chicago, what markets his investors are interested in, moving towards the build model over value add, mitigating risk, and thoughts on what’s in store for the economy.
What’s Inside:
—Michael’s journey and how he got into real estate
—Why it’s important to have boots on the ground in different markets
—The trend of moving towards the build model and away from value add
—How to mitigate risk and educate investors
—Outlook on what’s in store for the economy

REAL Mailbox Money With a Net Lease Fund 📬
I’ve been getting some calls about the net lease business I’ve been talking about recently. People want to know a little more about how it works and what I mean by a fund. So I figured I would clarify it here.
There are two parts:
1) The nature of the asset itself in terms of the lease guarantees and real estate ownership
2) We buy the net lease assets in a fund across multiple industries and locations
As a guy that has been through several recessions, I can tell you that we are preparing ourselves and our investors to weather the storm. Getting in on a fund to have stable income will be important in the coming 12 months.
