The reason why I love rental property as one of the best investments is because it consistently works regardless of the economy. Economics is a relative thing anyways. People will always pay rent. Inflation is working in our favor all the time. It's never a bad time to invest in rental property.

Why is everyone so obsessed with the fed and mortgage rates? The bond investors are going to take federal action into consideration because they say, if the fed does this, what does that mean for the economy?
You can forecast out where rates are today looking at the 10 year treasury.
We discuss why yields are lower and how when rates go up, that isn't always a bad thing.
Then we talk about leading vs. lag indicators of economic slow down. Some metrics only tell you that you're already in a recession but how do you know that one could be coming? We look at consumer confidence and GDP and Nonfarm Payroll.

Should I Refinance a 30 Year Fixed Rate Loan or Do Home Equity Line of Credit?
In this video, we discuss whether you should refinance a 30 year fixed rate loan or do a Home Equity Line of Credit (HELOC). It really depends on your existing interest rate and the current rates.
If you can get locked into 30 years with a low rate, that's the way to go. You want to reduce your risk by having more leverage (debt). The higher loan balance offers protection. It may seem counterintuitive but watch more videos to learn the context.
