Home Seller Tips #0003
In spite of the obvious flaws in the presentation, I found a pretty cool home available for sale in Loveland. It has a lot of character and is in a great neighborhood. If you want to see it or you have a home to sell, shoot me a text or call me at 970-825-4647

Is For Sale By Owner For You?
For Sale By Owner has a primary draw: Avoid all or some of the Success Fee.
Buyers are sophisticated and virtually everyone in the home-buying demographic is an online shopper. Home-Buying is no different. They go to the main outlets and shop there first. And these are online.
The longer it takes to sell your home, the lower the sale price you are likely to be offered. Likewise, much of your buyer engagements will be spent with unqualified or uninterested buyers and low-ball offers.
You are likely to have far less than 96% of the market value for your home, when selling FSBO. In other words, to avoid a 6% success fee, you may lose out on 8% to 10% to even 15% loss on market price, just to avoid a 6% fee to a professional, who will get your home sold faster and likely for a higher price.
Give me a text or call today, let me price your home against the market, and get you top-dollar. Chris @ 970-825-4647

What is a Full-Service Agent?
So many Sellers have had bad experiences with their #realestateagent, who just list and leave. they are there for paperwork on both ends and communication, but really offer nothing different than other agents.
I am a #FullServiceAgent. I act as a Real Estate #Concierge for the ins and outs of the sale.
If you're a #HomeSeller, you will be engaging some service providers and contractors.
I work with you to prioritize the action items of the house with the best #ROI and engage the provides to get quotes and schedule services, once the prices are approved.
I know most agents do not do this; often the best they do is offer a list of providers and leave it to you to do the busy work. If you are occupied with other tasks, these important objectives can be forgotten and they may disrupt or even cause a deal to fall through.
Please text me or give me a call and chat with me about how I can get your home #sold, by providing you with my Full-Service Realtor model.

A Full-Service Realtor
What is a Full-Service Realtor?
A real estate transaction will include several partners in getting to the closing table. Along the way, we must often engage with inspectors, lenders, painters, flooring companies, plumbers, and even odor-mitigation companies.
I nurture relationships with these partners, so I can minimize the stress caused by the whole ordeal of buying or selling real estate. This is full service, no not only inform, but to represent you as a Real Estate Concierge and not just an Agent.

Taco Review: Los Comales, Ft Collins
After a fresh remodel, this family-owned restaurant, @loscomalesfortcollins, has upgraded its service, decor, and menu. They offer craft cocktails and incredible Mexican cuisine that their whole family takes pride in. The grandparents come from the state of Chihuahua and they have brought their love of Mexican cuisine to Fort Collins. And quite frankly, I'm happy about it!
I had three tacos: Carnitas, Barbacoa, and Shredded Beef.
And I may have a new favorite taco joint in Fort Collins.

Tacos Al Cartel is a popular Mexican restaurant in Loveland Colorado and they offer a wide range of delicious options. This place has been recommended to me multiple times, so I was very excited to give them a try.

#1 Reason FSBO Don't Want a Realtor
Today I discuss the major issue that prevents Sellers from listing their homes without a Real Estate Agent. I introduce the types of "interest" they may attract, and some topics to consider when considering an FSBO scenario. What are the benefits to having a listing agent, why would they bring home more pay, when they are requiring a success fee? And of course, does a FSBO listing net the sellers more money?
