Setting a realistic asking price for your property is one of the biggest decisions you will make when you're about to place you're real estate on the market. An overpriced property will linger on the market and get overlooked as your surrounding competition continues to go under contract. Heed my advice.
Here's a few quick tips:
analyze recent comparable sales that have sold withing the past 6 months
Market conditions: Consider the current market conditions in your area. Is it a seller's or buyer's market?
Appraisal value: While not always the final selling price, an appraisal can give you a good idea of the fair market value of your house
Condition of your house: Take into account the condition of your house, including any recent renovations or upgrades.
Emotional attachment: It's important to be realistic about the value of your house and not let emotional attachment influence your pricing decision.
Real estate valuation is a skill that can take years of practice to acquire. When looking to hire a Realtor be sure you hire a professional with years of experience and is a full-time real estate agent.

#1 - For Sale By Owner or otherwise known as a FSBO. Last year homes that were sold with help from a professional Realtor such as myself sold for $24,000 more than a for sale by owner property.
#2 - Setting your price to High. Price your home to sell or it will linger on the market. The longer on the market the less attractive the home will be.
#3 - I Buyers. This stands for Instant buyers. These are real estate companies like Zillow, Open Door and Redfin. These companies buy at discount prices and sell for a profit.
Now, How To Sell Your home For A Good Price
#1 - The quickest way to sell your home and still make a sweet profit is to hire an experienced Realtor. The operative word here is Experienced. Gimmicky ways to sell your house (like FSBO and I Buyers) can get the job done fast—but they come at a price. Literally.
#2 - Declutter and Deep Clean. Pack up all those unnecessary items and store Em away. Break out the cleaning supplies and give your home a deep clean. These 2 tasks will make a big difference in how the property shows.
#3 - Get ahead of the game. Make repairs and fix or replace all of the items that do not function or function properly.
#4 - Stage your Home - Home staging is a art designed to show off your home in its best light. Using your furniture in a new way, swapping old or past-their-prime pieces, or sprucing up the outdoor space will help buyers focus on your home’s features rather than its flaws.
#5 - And last but not least, Price your home to sell. This is one of the biggest mistakes sellers make. I've said it before, and I'l say it a thousand more times: Price your home to sell. Setting a realistic and competitive asking price is one of the best ways to sell your home fast.

What’s The Difference Between Destin Florida and Miramar Beach
I have real estate customers ask this question frequently. What is the difference between Destin and Miramar Beach?
Well - the answer is Not very much. Here it is -
Destin is a city located in Okaloosa County, Florida. It's more centrally located on the Florida Panhandle and is known for its sugary white beaches and emerald waters.
Miramar Beach, on the other hand, is a census-designated place in Walton County, situated just to the east of Destin and also borders the Destin City Limits.
It shares similar coastal characteristics but is often considered to be a part of the greater Destin area.
Destin is well-known for its tourist-friendly atmosphere, with a larger array of restaurants, shopping centers, and entertainment options. It's bustling, vibrant, and attracts a diverse range of visitors and residents.
Miramar Beach, while also tourist-oriented, tends to be a bit more laid-back and residential in comparison. It offers a blend of the traditional beach town feel with modern luxuries.
In terms of real estate, Destin generally offers a range of options from high-end luxury homes to more affordable condos and townhomes.
It has a mix of older, established neighborhoods and new developments.
Now Miramar Beach, being a touch smaller, might have a slightly more limited but exclusive range of properties, often leaning towards upscale homes and of course condominiums.
The demographic profiles of Destin and Miramar Beach differ slightly.
Destin has a larger population and a more established community feel.
Miramar Beach, while also having permanent residents, sees a significant number of seasonal residents and tourists.
Both locations have equally beautiful beaches, but the beach experience can differ slightly but not much.
Destin's beaches are often a touch more crowded, given its popularity, while Miramar Beach might offer a bit more in terms of privacy and tranquility.
The bottom line is there is little difference. From the farthest end of Destin to the farthest point of Miramar Beach is only 20 miles.
The beaches are the same, plenty of restaurants, golf and shopping in both fairly similar and equal locations.
