1Buyers in the new market now have more choices.How many of your buyers were sidelined for months or even years, waiting to have more than one house to choose from?How many buyers opted to not have to be in a bidding war? How many of those buyers also have a home to sell, who told you they would have listed, but where would they go?When was the last time you spoke with them?
Inventory has inched up over the past 90 days, if only slightly. Some homes are taking longer to sell, and as days on the market increase, so do the number of choices.

Buyers don’t have to guarantee appraisal gaps anymore.Homes are selling at or close to the list price, not massively above.No more worries for you about deals dying because buyers don’t have the downpayment PLUS the appraisal difference!This means each buyer’s savings actually goes further toward a stronger down payment, or keeping more reserve cash.

Fear of missing out (FOMO), plus scary headlines = sellers need your guidance to figure out what is actually going on in the market.Be the problem solver, the leader in an otherwise confusing market.

Builders love you again.Commission bonuses are already common, as high as 6% or more paid to buyer’s agents.If you’re not talking to builders right now, you’re missing out on opportunities for both your buyers and yourself! Identify new construction neighborhoods in your area, visit the model homes, get the list of promotions, and get your buyers the house they’ve been waiting for.
6. Builders also love buyers.Most builders are now offering in-house financing with loan buy-down programs, which start at an introductory low rate, adjust 1 to 3 times, and then lock in the rate on year three.This means buyers can afford more, still get a low rate, refinance later if they wish, and have a new home by the holidays.

Homes are still appreciating, and rents are still high.Thus being a homeowner still makes more sense than renting.Real estate is still one of the best, most stable, most predictable investments you can make.Thanks to inflation, you can still count on between 3 and 5% appreciation, year over year, according to the latest reports from many economists.Remember that ‘appreciating less’ is different than ‘depreciating’.

5 Ways to Get Your Buyers In Contract This Week!
1. Create 1 'WANTED Flyer' for each of your buyer clients: "Wanted! Your home for my pre-approved (or all cash), highly motivated buyer clients." Describe your buyer's needs and price range as well as their desired communities. Be specific. If they need a single-level floorplan, say so. If they have to have a specific school district, state that.
Example:WANTED! Your home for my all-cash, very motivated buyer clients. This family is looking for a 4 bedroom, 3 bathroom home ideally in Albany Woods. A fenced backyard is a plus. Flexible closing date! Looking up to $750,000. Call me today if your home is a match!

*Don't use buyer's names, but DO be descriptive so it doesn't look like generic Realtor advertising.
2. Use your WANTED Flyer to doorknock their desired neighborhoods. Be sure to research any Expired, Withdrawn, Temporarily off Market, and For Sale By Owners in the same area and prioritize those homes.
3. Post your WANTED Flyer to your Social Media with a call to action to message you back to see if your buyer is a match for their home. When you get messaged, CALL the person back with urgency. Remember, it may or may not be a match for your buyers; it's still a potential listing lead either way!
4. Make a short video using the WANTED theme for each buyerand send it to your database with a call to action to text, email, or call you with a house matching your buyer's needs. Send this to your agent database as well since most listing agents have properties in their 'coming soon' pipelines.
5. Post your WANTED flyer on Nextdoor.com/neighborhood nameas well as any neighborhood Facebook pages, Whatsapp Groups, etc.

Fact: Some homes will sell immediately with multiple offers, sometimes over the list price. Some won't. Be able to handle both situations with skill.
The market is not about to crash.It may SEEM like a crash to you if you believe that 30 days on the market is the end of the world. This time is NOT like last time. Many agents, buyers, sellers, and lenders were not even adults during the 'last time'... the crash of 2007-2009. The elements are not remotely the same. Waiting to buy or sell because you think the market will crash is a mistake.
1. Set your seller's expectations for two scenarios... yes, it MAY sell right away, possibly with multiple offers, however...if it does NOT sell right away, what does that do to their plans? Understand your seller's motivation and time frame and discuss different scenarios(after you have the listing signed but before the first showing)!What are the average days on the market for the subjectproperty? Don't ASSUME that it's 10 or less, or even 30 or less depending on the market conditions!

2. Prepare your listings as if you have more competition. Buyers are getting more picky and will pass on a home that seems neglected. Buyers are starting to believe there will be more inventory soon and may pass on something that's not quite right. Proper previous preparation prevents pitifully poor performance! (The 7 P's). Make it shine, even if you think you don't have to. Your seller will thank you.
3. You must be more careful about accurate pricing on your listings. Do three comparative market analysis'. A listing presentation you go on today, where the seller will take 30 days to prepare the home, will require you to revisit the price before you actually launch it as a new listing. In a shifting market, this may adjust up, down, or stay the same. What do the new pendings and sales tell you?

5. If the seller HAS TO sell, you have to take the listing. Don't lose it over being adamant aboutyourprice. The market still has enough demand that you MAY be able to achieve the seller's higher price (within reason!).
6. Brush off your price reduction scripts...wait, what? You don't have any because you've never needed them? Yikes! Yes, it is possible in today's market to actually overprice a listing and have it sit on the market. This is called 'aspirational pricing' and is the #1 reason we see expiredlistings every day. Don't let it happen to you!
7. Always speak to the listing agent when you're representing buyers. Find out what's most important to the sellers. Other than price, what will make your buyers THE buyers? The buyers who are still in the market after higher rates are more serious and probably more qualified. Assume you'll still be competing most of the time.

On today's show, we'll discuss six key facts and how to use this information with your clients and prospects.
Fact #1:It's true that new housing permits are down 4% this month, but here's the interesting thing: Single-family home permits are UP by 2%. The 4% that's being reported is due to a decline in permits for multi-family construction.
How well do you know the new construction in your market? What are the different products available, where are they priced and what kind of builder incentives are being offered?

Fact #2: Headlines say that we're headed for a 'frozen market' this winter, with sales down 2% month over mont and 15 to 20% down over last year. In 2021, there were 6.6 million sales. We are projected to close 3.96 million sales this year, the lowest volume of sales since 2010, during the Great Recession.
You can focus on the fact that there are fewer sales, or you can decide to focus on YOUR sales. You don't need a million sales. Most of you need 12 to 24 sales yearly to have an amazing lifestyle. Be proactive and be the one who IS selling instead of being an agent who uses fewer sales as an excuse to be lazy.
Fact #3: Interest rates are averaging 8% now. Though this is a major increase versus the radically low rates of past years, it is actually about average in history. How has this affected the market? Investors, flippers, and some first-time buyers have left the market.
This leaves cash buyers, motivated sellers, and people moving mostly for circumstantial or lifestyle reasons. You must be more proactive to find those prospects!

Saavy mortgage lenders are promoting free refinance programs for the next 18 months. Remember: marry the house, date the rate. You can always refinance.
Fact #4: There is still more demand than there is supply. Last month, 69% of homes sold in less than one month. Homes that sold had an average of 2.6 offers, and 26% still sold for more than the list price.
This means that 1.6 buyer prospects lost the battle and are still looking. How are you being proactive in finding a match for your qualified and motivated buyer clients?
Fact #5: Not everyone cares about high interest rates. Nearly 30% of last month's closings were ALL CASH transactions.
Fact #6: Not ALL First-time buyers have left the market! 26% of sales last month were first-timers. There are well-qualified, well-paid, healthy downpayment, high-credit buyers out there; you just have to be the one working with them!

Initially described as “Four Stages for Learning Any New Skill”, the theory was developed at Gordon Training International by its employee Noel Burch in the 1970s. Since then, it has been frequently attributed to Abraham Maslow, although the model does not appear in his major works.
The Four Stages of Learning provides a model for learning.It suggests that individuals are initially unaware of how little they know, or are literally unconscious of their incompetence. As they recognize their incompetence, they consciouslyacquirea skill, then consciouslyuse it,polishing it and improving with practice. Eventually, the skill can be utilized without it being consciously thought through: the individual is said to have thenacquired unconscious competence.

Keeping it practical and tactical...let's take a look at each of these stages and translate it into something you can really use to move your skills forward.
Unconscious Incompetence
The individual does not understand or know how to do something and does not necessarily recognize the deficit.They may even deny the usefulness of the skill. The individual must recognize their own incompetence, and the value of the new skill, before moving on to the next stage.The length of time an individual spends in this stage depends on their own desire to learn and improve.
Example:An agent has never had to compete on a listing.They only work with referrals, friends, and family.They don’t see a need for a Pre-Listing Package or a formal listing presentation.They don’t pre-qualify, they probably don’t use any scripts.They have been reasonably successful. They sometimes believe they already must have that skill because they've done ok so far.

Stimulus to Learn:Losing a deal, a listing, or a buyer to someone more professional.Almost always a shocking surprise to someone in unconscious incompetence.
Goal:This agent must learn to set more appointments, especially with prospects they do NOT know, so they see they need to upgrade their skills.More experience will shine a light on their deficits, thus motivating the agent to improve.
Challenges:If it takes too long to experience the loss of a deal or a listing, theagent can stay in this stage forever.
Conscious incompetence
Though the individual does not understand or know how to do something, he or she does recognize the deficit, as well as the value of a new skill in addressing the deficit.The making of mistakes can be integral to the learning process at this stage. Lots of trial and error.
Example:Agent has now seen the light.Immediate needs are the following:
-They must set more appointments to reinforce the need for new skills.Ok if mistakes are made.
-Adopt the 'earn while you learn' mentality. -It's ok to lose some listings along the way but find out WHY and fix it!
-Presentation skills, better questions, and listening more closely.
-Learning to close. Actually ASK for the business with confidence.

Mistake #1: Lack of Communication from both the Buyer's Agent and the Listing Agent.If you want to win, you need a meeting of the minds. The definition of negotiation is the reaching of a mutual agreement that all parties are satisfied with. You have to actually talk to each other to make this happen!
Example 1: Listing agents, if you want to receive offers that are easy to say 'yes' to, put the desired terms into the agent-to-agent comments in the MLS, and/or actually call all those buyers' agents back who haunt you looking for the details that will help them win!

Example 2: Buyers agents: actually read all comments in the MLS and counsel your buyers to comply with as many of the terms as possible, if they intend to actually win!
If there are comments, you must find the listing agent and ask them, other than price, what will it take to win? Does the seller want a specific closing date or a lease back, or to keep the fancy chandelier? Find out and see if you can deliver a contract they'll accept.
Mistake #2: No lender's letter or proof of cash, a weak lender's letter, or a boilerplateletter.If your buyer has financing, their lender's letter needs to show ideally that they are loan-committed, or at least pre-approved. It needs to state that their ratios, credit, employment, and downpayment are all adequate and verified. Additionally, the lender should call the listing agent and 'vouch' for the buyer's ability to close.

Mistake #3: Not being specific about the seller's concessions. This ranges from asking for a specific type of home warranty for a specific price, to asking for thousands of dollars towards buyer's closing costs.
The first issue is easy. Check the box on the offer stating the buyer wants a home warranty, then state which warranty, that it's for one year, and will cost $X.
The second issue is more tricky. If you're asking for the seller to contribute $5,000 towards buyers closing costs, state (after speaking with your buyer and their lender), what those funds will go to. Buying down the interest rate, and paying prepaid costs like taxes, homeowners insurance, and prepaid HOA deposits are all appropriate. Ask for a good-faith estimate so you can be specific. Note: some lenders will inflate costs when they know the seller is contributing thousands to the deal.
Failure to be careful when you're dealing with dollars will almost always bite you in the butt prior to closing and guess who's going to pay the price if there's confusion!
Mistake #4: Escalation Clauses, Escape Clauses, Appraisal Waivers, oh my! These are grouped together because the mistake is the same. There are two levels to this. The first one starts with the agent understanding these clauses or waivers, and what they actually mean, and the second part has to do with the buyers and sellers understanding. If you can't explain it yourself, it shouldn't be in the contract.
Example #1:Escalation clauses. If your contract states that your buyer will go $1000 above the highest and best other offers, it also needs to state, 'not to exceed $____', otherwise when your buyer finds out the price they have to beat, they may not qualify or be willing to deliver, and thus you've wasted everyone's time. Note: make sure the buyer is actually qualified to go that high.

6. Add a $1000 commission bonus to a buyer's agent if it's pending by a certain date.Again, be sure to list this in the MLS comments. If it's a more expensive listing, the commission bonus should be higher. $1000 bonus on a $3 million listing won't stand out like it will on a $300,000 listing.
*Always do a new seller's net sheet when you're adding any of these seller's concessions to the transaction. Make sure the seller knows how their bottom line will be impacted. Many of these concessions will cost LESS than a price reduction, or make the price reduction a smaller one when combined with the concession.

7. Seller does not require inspections waived. Again, a new concept that replaces the old market's 'as-is' requirements.
8. Have your favorite lender create a rate sheet to give away at showings and open houses.The rate sheet should show 3 different ways of purchasing the home. 30-year fixed, a 3-2-1 buydown and a 7/23 or 5/25 adjustable.
9.Find out if your seller has an assumable mortgage. What's the rate and what are the requirements? Advertise this in your MLS description as well as your home brochures! Note: All FHA, VA, and USDA mortgages are assumable and SOME other loans are as well.

Capture unlisted phone numbers, answer zero-transfer calls, or immediately call the prospect back. Secret: many of your initial calls will be from neighbors of your listing...those are listing leads!
11.Use a home brochure box next to or attached to your For Sale sign!There is an art to the home brochure. Of course, highlight all of the attributes of your listing, using the 1800 home hotline and including your email address. In addition to this, there are many ways you can utilize the home brochure to make your phone ring!

11 Ways to Sell Your Listing Fast!
Instead of / or in addition to a price adjustment, do any or all of the following:
1. Seller to contribute $10,000 (or $5,000) toward buyer's closing costs.This can help a buyer buy down the interest rate and lock it in at potentially far lower than the going mortgage rate. This is paid at settlement and flows through the title agency or attorney closing the transaction. This can actually impact the buyer's payment MORE than the price.

2. Seller to pay for 1 year (or 2) of buyer's Homeowners Association dues. Again, paid from the seller's proceeds at closing. If the monthly HOA is $300, then maybe a $3600 HOA credit from the seller would be better than a $5000 price reduction; it would at least make your listing stand out in the MLS. Perhaps do BOTH instead of a $10,000 reduction.
3. Seller to pay 1 year of property taxes for the buyer.Paid at closing by the seller. Similar concept to the previous point, but depends on how much we're talking about. If it's too much, perhaps a 6-month tax credit would work.

4. If the house has condition issues, consider a 'decorating allowance' to be escrowed at closing by the seller, for the buyer.Always get feedback. If a buyer loves the house but just can't live with that carpet, the seller can give a carpet allotment for example, and get that buyer to buy!

Let's take a look at what's happening to prices right now. (And NO, the market is not crashing, it's just normalizing!)
Facts:
Nationwide, 1 in every 15 listings had a price reduction in the last 30 days. That's about 6.5% of active listings in the country, however, some markets have seen50%of active listings get a price reduction in the past 30 days.
The five metro areaswith the highest percentage of listings with price cuts last week were Wenatchee-East Wenatchee, Washington (53%); Idaho Falls, Idaho (52%); Carson City, Nevada (52%); Austin-Round Rock-San Marcos, Texas (52%); and Waco, Texas (51%).
This is all happening at the same time that prices are still up by at least 3% this year, and are expected to end up averaging about 5% by year's end.This figure shows you that we are normalizing, not crashing. We are still suffering from a lack of supply.
Remember this: At $52 Trillion,The total value of homes in the US is up 49% since before the pandemic.49%! So these price adjustments won't be catastrophic to most sellers. We're a very long way away from short sales, so don't go thinking the sky is falling.
What should you do when you're the listing agent?You can price it to sit, or you can price it to sell. The average mortgage payment on a $400,000 home is now over $3000/month with taxes and insurance. That's nearly double what it was a year ago. Any buyer still looking is serious, motivated, qualified, and scarce!

Pricing your listings accurately in the first place will save you from having to have price reduction conversations later.(Though we'll give you price reduction scripts later this week and tons of them in Premier Coaching).
First, It's important toSTOPdoing any (or all) of the following:
-Stop: Taking the last best comparable, adding 5 to 10%, and expecting to sell that listing quickly and for even more than the asking price. There are random examples of this but they are becoming few and far between. Stop rolling the dice and hoping for a bidding war.
-Stop: Just pricing it based on what the seller wants to get unless that number can be backed up by recent comparable sales. This is called 'seller's pricing' and is often 'aspirational pricing', otherwise known as : an unrealistic price.
-Stop: Using any comparables older than 90 days to justify your price.

6. Lead with Proactive Lead Generation.Every day you are either self-employed or self-unemployed, based on the actions you take. The things agents avoid the most are the same things that are most efficient and most profitable. Proactive lead generation is your number one job. Without it, nothing else happens. You'll have no leads to follow up on, no presentations, no deals to negotiate, and no closings.
The answer to all stress in real estate is: Take a new listing. Do it immediately. Your financial, emotional, and spiritual well-being all depend on this when you are earning your living in this business. All good things come from Listings.
7. Stop pursuing less-than-motivated or non-responsive 'leads'. Let them go! If you've been doing a good job with your lead follow-up before you lost control of your schedule, and those 'leads' just aren't responding, chances are they're not real leads anyway.
'Real' buyers are responsive; they call you as soon as they see the right house, they update you about their financing, and they send you listings they've seen online. 'Real' sellers are also responsive and easy to schedule a listing appointment with. They are cleaning, packing, and staging their home. If your 'leads' aren't acting like this, they're not ready to transact. Just say 'Next!'

8. Your fitness and nutrition routine cannot suffer when you're busy.Change it instead of skipping it. If you can't find time for your normal workout at the gym, replace it with a Saturday morning workout or a nighttime yoga class. Don't delete, just modify. You need your energy and it's a great place to find new leads. It's also a great way to work off the stress you're feeling.

PART ONE.
1. Mindsetcheck: Are you REALLY that busy or are you just disorganized? Take a day to get real about what you're actually managing. Sometimes just dedicating a day or even two days to getting a grip is all you need. Don't tell yourself you're 'overwhelmed'. Instead, your affirmation is that you are 'surrounded by opportunity. Isn't that more accurate?
When you do this step first, you'll realize that your state of 'overwhelm' is actually temporary, versus allowing it to become a lifestyle.
2. Proactive Lead Generation cannot stop. This is the first thing that agents drop when they get even a tiny bit busy. You must actively pursue new, qualified appointments every single workday.
This is the most important action you take daily, whether you have pending transactions or not, whether you have active listings or not. Now that you have your prospecting mindset adjusted for success, let’s get to the real work of real estate; the work that leads to appointments, contracts, and closings.
1.Make a minimum number of contacts daily(a contact is a conversation with a decision-making adult about real estate).That number should equal the number of transactions you need to do this year to meet or exceed your financial goals.If you need 12 deals, you must make at least 12 contacts daily.As your skills increase, that number shrinks.Agents with prospecting skills can usually set one appointment for every 10 contacts, assuming they’re making contacts with likely to list prospects and not just ‘circle prospecting’.
2.Focus on the person you’re speaking to more than you’re focused on your thoughts and feelings about being on the phone.You’re calling to be of service.Maya Angelou famously stated, “They’ll forget what you said but remember how you made them feel.” Remove the words, “I, me, my, and mine” as much as possible to avoid making it all about you.Ask more questions and make fewer statements.Resist interrupting and sounding anxious to get to the next question.

3.Whom you’re calling matters.“Circle prospecting”, which is calling around listings and sales with Just Listed or Sold scripts are not particularly effective unless you’re calling around your OWN recent sales.Different types of calls yield different results.Contacting expired listings and unrepresented sellers (FSBOs) naturally yields more appointments than ‘cold calling’ random homeowners.Contacting your past clients and sphere of influence (your database) is effective as well, but requires more contacts, more frequently to produce consistent results.
4.Prospect for homes for your buyers.With historically low inventory, your buyers expect you to FIND them their dream home and not just use the online tools that they have access to.Don’t allow your most motivated buyers to be more proactive than you are.Make sure you’re telling them what you’re doing for them so they don’t take matters into their own hands and wander into open houses, new construction, and FSBOs.It’s your job to find them a home, not theirs.Otherwise, what are they hiring you for?
5.Keep track of your ratios: the number of contacts you need to get to each appointment.This helps you duplicate your success.You don’t need 100s of hours on the phone or a crazy number of contacts to make an amazing income.

With record-low inventory nationwide, Realtors seem to be hearing the same thing day in and day out: “I’d move, but where would I go?”For most agents, that’s the end of the conversation, simultaneously ending the possibility of taking a new listing as well as facilitating that buyer side.After all, nationwide, inventory is at all-time lows (according to Altos Research this week) at just 414,278 active listings.We are still at least a million listings shy of being a balanced market.

Don’t just answer with “Yeah, there’s really nothing on the market, I mean everything in the MLS is already pending.I’ll put you into my search widget and we’ll watch for something to pop up together.”While that’s one method of finding something for your would-be sellers to buy, you can’t end the conversation there and expect to do any business this year!

1. Use and update your Visual Accountability White Boards every day. You should be tracking all of the following, based on your goals: (Use the Real Estate Treasure Map). Doing this daily shows you if you're on track, ahead or behind for the quarter or year. Track the following:
Leads
Active Listings
Buyers
Pending closings
Closed transactions
2. Look at your finances every day.Use Mint.com as your 'dashboard' of Key Performance Indicators. Your savings, checking, credit cards, investment accounts, investmentproperties, and everything else financial are visible using Mint.com. This includes your credit scores as well as your upcoming bills and actual budget.
3. Make contact daily (a conversation with a decision-making adult about real estate) with at least the same number of people as transactions you must do this year. If you must close 20 transactions to meet or exceed your goals this year, you must make 20 actual contacts daily to meet that goal. Adjust as your skills increase. 2.They are nicer to speak to and much more open to discussion than most agents think. No seller ever thought their home wouldn't sell, especially coming out of the very hot seller's market in most areas. A few will hang up, but most will talk to you and it's your job to solve their problem if they still have to sell!
3.Having lots of energy and enthusiasm helps keep them on the phone for the first couple of minutes.When you do that, you can then use the script and have a real conversation where you find out what went wrong and if you're the right agent to help them get it not justback on the market, but SOLD!

2. Doorknock and call from most expensive to least expensive. Less competition.
3. Doorknock Expired and Withdrawn listings that meet the criteria of your buyers who can't find the right home due to low inventory.
4. Doorknock old and older Expired, Withdrawn, and Temporarily Off Market homes. You'll likely be the only one talking to them!

Top 6 MISTAKES (and how to fix them asap!)
#1. Playing the waiting game. Waiting for the market to crash, waiting for interest rates to come down, waiting for inventory. Waiting doesn't get transactions into your pipeline, nor does it help your clients and prospects achieve their goals.

You must take control of your day, week, month, quarter, and year in order to defeat the waiting game! Say this at least 10 times! : "If it's meant to be, it's up to me!"
Action Steps:
Accept the fact that there are zero indicators that the market is going to crash. Zero. While there are some price ranges in some markets, this year is set to close with between 5 and 9% increase in home values. Low inventory, stable demand, lots of new construction, and rising prices are not indicators of a housing crash. If any of this changes, we'll let you know.
Interest rates will eventually get lower, but are not likely to go below 5.5% to 6.5% maybe even for the rest of your career.Stop wishing for the old market and embrace the new market.
Learn about several ways to achieve a lower rate and lower payment. Refer to last week's podcast about 3 ways to achieve lower mortgage interest rates. Learn about what the builders are doing; many new home loans are closing in the mid-5%'s right now. Take action to find out where in your market this is happening!
#2: Expecting your buyers to send you what they wantto look at versus finding the right homes for them yourself!
Action Steps:
Get and use the Buyer Presentation, which drills down on specifically what your buyer clients desire in their next home.What's a deal maker and what's a deal killer? Are both people on the same page if you're working with a couple? Can you handle objections like: 'I want to wait for rates to come down, or prices, or both?'
Once you know what they need, that they are motivated and qualified, it's YOUR JOB to find them the right home. Think out of the box! Refer to our podcast series about how to find inventory. Consider changing the type of property, and the price range (sometimes going down- market can actually find alternatives), expanding the geographic search, or looking at new construction.
