After finally getting onto the property, we have some initial ideas we want to share. Here they are broken down:

ACCESS: Let the buyer beware! We thought the Google Earth PRO map we were using was accurate enough that we didn’t need to walk the property before putting in an offer/down payment. Well, we were wrong! What looked to be a 2-track 4 wheel drive road was actually not passable because a section of it had washed out. So, don’t be like us and make this mistake :)
MAPPING: As above, don’t rely on maps to know if you’re property is accessible…we would always recommend walking it!
FENCING: There are a ton of free range cattle in the area. Arizona is a “fence out” state, meaning it’s the property owner’s responsibility to keep cattle off your land, not the cattle owner’s. We are going to researching fencing, but may likely go with a 9-wire electric fence that is solar powered. More on that at a later date.
PERMACULTURE: Douglas is very knowledgeable on permaculture. We will be building this property based on that. Zone 0 is where your home is, Zone 1 will be where the kitchen garden is, and Zone 3 will be small livestock. We will literally be working our way from the inside out.
MINOR REGRADING: We are waiting on a Right of Entry Permit to be approved from the State Land that borders the east side of our property. We determined that was the easiest way to access the land. We will need to do some minor regrading along this as well as where we will be setting up an RV to live in on the property…nothing too crazy. We may purchase a tractor or we may just rent one.
WATER: It always comes back to water! We plan to place a small cistern that’s on a trailer to get us started. We can get this filled until a more permanent, larger cistern is in place. Along with the fence, we will also start construction on an earthbag cistern.
LIVING QUARTERS: While we are on the property either living full-time while we build or living for 5-10 days at a time during our vacations, we will be living in a small travel trailer. We plan to utilize one of the local RV parks until we get the land improved enough to get the trailer onto it.
RIGHT OF ENTRY: We did get the application filled out in December 2022 and we did hear it made it past the first step, so we will keep you posted on this!
SOLAR POWER: We decided we are going to go minimal on the solar power at this time. We want to minimize the amount of electricity we are reliant on. Of course, this could change once we get going, but it makes more sense to us to be more old school.
LIGHTING: As above, we will use some self-contained solar lighting, but also love using oil lamps and candles.
WHY THE DESERT: We have always loved the desert and actually the Denver area is considered high desert, so it’s not as much of a climate change as you might think…it’s just warmer where we will be landing. The price was amazing and we believe if we plan this right, it’s going to be great!
EARTH BAG CONSTRUCTION: We have been researching natural building materials for the desert. We love the idea of earth bag construction and are looking forward to studying it in the upcoming months. It’s a renewable resource, is already present on our land, is as solid as concrete if mixed and installed properly, and will outlive any wood structure in the desert. It’s also VERY economical and that’s important.
RELOCATING: Douglas has studied where to relocate to in the case of a natural or man made disaster and believes the desert will be the last place that the masses flock too, so we feel like this is a big benefit too.
