We'll show you common tricks contractors will use to surprise you with more fees and costs that you didn't anticipate further down the line, and what you can do to mitigate those risks.

If there's one lesson you can take away from this, it's to make sure that your quote and contract at the beginning of the renovation process is as complete as possible. Try to capture every possible line item, and triple-check with your contractor that the contract and price charged is all-inclusive.

Despite all assurances at the beginning, you're still more likely than not to run into items that the contractor tries to spring on you during the process. Perhaps it's additional work that was done without your approval, but was necessary or reasonable to do, or necessary upgrades, or necessary steps that weren't detailed in the contract.

We'll show you how to deal with situations like this, but remember the key is to have the contractor do as much work as possible on your apartment, and to delay your payment schedule as much as possible towards completion. The more work and improvements the contractor has done on your property, the less leverage he or she will have on you.

Also, never pay out 100% of what you owe prior to the work being complete, ideally including the permits being closed out. If you do that, then you truly have no leverage over the contractor anymore.

You can also try your game theory skills by making the renovation job into multiple games, i.e. spreading your big gut renovation out into multiple jobs so you can get the first job done to your satisfaction before giving the contractor more work. You could also promise referrals from your friends who are just waiting for the contractor to finish and do a good job on your property first.
