In this tutorial, we'll talk about whether Miami apartments typically come furnished, and what type of furnishings you should expect to see in the apartment.

When you view an apartment for rent in Miami, typically it will be vacant in the sense that there currently are no tenants in place. However, most apartments do tend to be furnished in Miami and South Florida generally de to the vacation-like nature of the place, especially pre-pandemic and the subsequent great migration.

The listing agent will often say, "everything you see here in included with the furnishings." However, it's nice to get that in writing, typically by listing at least the major furniture and furnishings in the lease contract, or an addendum or attachment to the contract.

It's also important to document carefully during the walkthrough what's included. You should do this at contract signing, and at the move-in walkthrough. If you don't have evidence or documentation, then you can't prove anything. Documentation is also important to protect yourself from claims of damages by the landlord.
