Now we don’t have a clear yes or no answer to this question because the conditions in your particular home are very case dependent. In general we're a bit hesitant to say that you should always repaint because a lot of the times the effort and time involved with doing the repaint may potentially push the listing time further away from the most optimal time. In other words like let's say you were ready to list it and this was like mid-April but by the time you bid out the paint job, deal with the management of your building and the paperwork you don't list it until mid-May we would view that as being a net negative in terms of how it would impact the likelihood of achieving the most amount of demand for your property.

A lot of clients don't necessarily think about that when deciding when to you know for example contact us to initiate the discussion about selling. If they had thought about that in
like March and they had allotted that time for a potential repaint then certainly it would be a no-brainer because the property would be ready to list be fully repainted just in time for the optimal listing time frame which is you know generally ideally in the in the spring.

The other factor to decide whether or not a repaint makes sense is the impact it has you know in terms of your personal living situation. Obviously an apartment is easier to sell if the walls are perfectly white and you've just repainted but you know if that's going to result in you having to derail your work and having to move furniture and you know especially if there's plastering involved and dust and things like that the last thing you want to do is is induce like a whole bunch of stress to the selling process.

The other thing to consider too as to whether or not you should repaint is to think whether there's a way you can narrow the scope of the work so that the cost and the timeline doesn't just blow out.

By that we mean for example if there are specific walls that which have the most amount of damage then you should take care of those specific walls. Also depending on what type of paint you have in your home you could also potentially get away with spot
cleaning assuming you're not using like a completely flat paint.

Similarly if your apartment is a more of a dark apartment you know you don't really have like southern exposure maybe you're facing the back of the building in that case lighting is really important so that would be a scenario where we actually would strongly encourage you to consider a full repaint irrespective of the consequences about you know being inconvenient and potentially delaying the process.
