What did the first month of 2022 bring to the real estate scene? Is the real estate market in South Florida going up, down or, even crashing?
➡Property investment is top of mind for institutional investors in both traditional and alternative sectors as risk remains low and rates stay attractive. Urban landscapes face change, as new land uses and updated zoning allows markets to evolve. An abundance of investment capital, low interest rates and a continued demand for many product types has created a positive environment for the real estate industry.
➡The housing affordability crisis, continues to be a huge factor, affecting first time home buyers. With housing production falling far short of new household formations, affordability will likely continue to deteriorate.
➡The great relocation? Sun Belt cities continue to dominate the Top 10 overall real estate prospects with Sunny Florida, leading the pack.
➡Investment in alternative sectors: Real Estate Investment Trusts (REITs) and private investors have been quicker to embrace a variety of “alternative” sectors, ranging from niche housing types (student and senior housing) to specialized offices (life science and medical buildings) and warehouses (data centers and cold storage).
On the residential side, the pandemic continues to influence demand for outdoor amenities, bigger homes and the suburbs. Consumer expectations of traditional spaces has changed, as we see a massive shift in the functionality of homes, offices, shopping centers and healthcare spaces.
