In this tutorial, we'll go over the standard Florida Realtor purchase contract, the buying process and specifically how long the seller has to accept a buyer's offer.

Remember that the buyer submits a formal, or "serious," offer in Florida via a signed copy of the standard Realtor purchase contract. Therefore, the seller can counter-sign really at any time to fully execute the contract.

So is there some sort of expiration to the offer? The answer is typically yes. The standard Florida contract has fill-in-the-blank language that allows the buyer or the buyer's Realtor to specify a date when the buyer's offer will automatically expire if not counter-signed. Typically, buyers will specify something like 2 days for the seller to respond.

The standard Realtor contract also has language specifying how much time there is to respond to counter-offers. Watch our video to learn more, and please leave a comment if you have any more questions!
