Why Some Homes Sell For More Money and Sell Faster?
I’m James Allyn. Today I’m going to share some of the secrets my team uses when preparing a new listing so that it Sells fast… Sells with great terms… and Sells for more Money.
But before I start, here’s a little about me. I have over 33 years experience in this industry, and lead a team of 4 real estate professionals all of which I am very proud of. I’m best known for my progressive marketing, property value analysis, contractual negotiations, technical skills, and lot’s of well seasoned advice.
People ask all the time… James, what do you think about technology, is it going to take over the industry? Well I believe technology is great, but you have to understand real estate is a “people industry” and “technology can never replace what makes my team essential to the transaction”
Now I want to talk about my brokerage “RE eBroker Group”. We have over 3680 associates throughout California, and are the largest virtual, non-franchised brokerage in California.
Here’s a question home sellers ask me. James why do homes sell? Well basically there are 4 reasons.
• A property that is in poor condition must compete in…location, price and the competition
• A property that is in a bad location must compete in… condition, price and the competition
• A property that has lots of competition must compete in…location, price and condition
• And lastly, a property that is priced “too high” must compete with everything in order to win!
Well, as you can see Pricing the property correctly from the beginning is one of the keys to success!
According to the National Association Of Realtors The first thing a buyer or seller does when viewing a property is look at the visuals like photos, videos, and interactive tours. And If they don’t like the way it looks within 3 seconds, they simply click, and go onto another property.
The first thing we do after the property is staged, and before it’s ready to show, is hire a professional Architectural Photographer to capture the property in its best light. Having professional photos verses using substandard photos taken by amateurs “like this example” insures a positive first impression, every time. Since video is the most viewed media on the planet, and unlike 99% of our competitors, we take our job of marketing one step further, and create a cinematic video tour that compels the viewer to stay online and explore even more features.
Our videos are seen by thousands worldwide on the first page a of Google and many other search portals, thanks in part by our friends at YouTube. For properties with commanding views and acreage, we may include aerial photography and or video media into our presentations. So everyone can see the property in its entirety. For larger and or luxury properties we may include a 3D interactive property showcase that allows your property to be open and toured virtually inside and out, worldwide 24 hours per day, 7 days per week. A viewer can go room to room or jump floor to floor at the click of a mouse. You can even click on items throughout the property to see even more information.
Social media is everywhere, and it’s not going away any time soon. Because these three platforms stand out to us as the best of the best. We constantly Vlog, Blog and post on every chance we get. Youtube is our number video delivery platform. Simply because when we post a video and tag it with relevant keywords, descriptive text and catchy image placeholder, the Video shows on the first page 9 times out of 10. Youtube is the place where all that media comes into play. Because it can be linked, shared, copied, posted, and viewed 24/7. Facts are… Properties that have a video presentation receive 800% more views than properties without.
When you list your property with us, and after your property is ready to show to the world. We then activate your listing in the “Realtor MLS.” Once activated, the MLS system shares your property information though it’s IDX portals, otherwise known as “internet data exchange” to thousands of portals such as Zillow, Realtor.com, Trulia, homes.com,, Redfin and hundreds more, creating massive worldwide syndication.
There’s more to selling a property that just activating it in the Realtor MLS and waiting for offers.
