In this tutorial video, we'll explain why having a corner unit in a condo or co-op building isn't always a home run.

Sure, it's nice to have a corner unit where you can get exposures on 2 or even 3 sides, but you'll certainly have to pay for the privilege.

Furthermore, a corner unit is not that helpful if you're on a lower floor relative to neighboring buildings. That's because a corner unit will simply mean in that case little to no privacy, with your neighbors being able to look into your unit. This typically means anyone at your same height and on higher floors in neighboring buildings who can look into your apartment, especially at night if you have the lights on. This kind of defeats the benefit if you as a result have to have solar shades down or curtains drawn most of the time.

Another factor to consider is will your views eventually be blocked? It's great if you have a corner unit that's directly bay or oceanfront. This means your water view will be protected. But what about your side view? Because waterfront lots are so valuable, they're bound to be built on if it's empty, or bought out if there's an older building on the lot next to you.

And if that happens, not only will you have to sit through years of noisy construction, but you may have your view obstructed, and if it's a tall building, you may end up having the situation we just talked about, not having any privacy as the neighbors will be able to look directly into your apartment.

We'll also explain in this video the situations, though rare, where you can rest assured that you won't have an obstruction in the future to all views in your corner unit. In these situations, be prepared to pay up for the privilege.
