Why Is Having Southern Exposures in Your Home Less Important in Florida vs New York?

You often hear about southern exposures being the best exposure to have when it comes to windows in your home. However, while that may be true in colder climates like New York, it may not be as preferable in warmer climates like Florida.

In New York, southern exposures are widely desired because you are able to get sun exposure through much of the day, which can be especially pleasant during the cold winter months. Having a big wall of floor-to-ceiling windows facing south during the winter can be extremely lovely in New York, as you'll get heat, warmth and light during the cold winter months.

However, this may backfire in Florida, where you might see corner units with southern exposures experience too much heat throughout the day. Remember, it can get quite hot even in the winter months, and floor-to-ceiling windows with southern exposure can heat up your condo quite quickly. As a result, you may need to have your solar shades or curtains down throughout most of the day anyway.

Personally, if you're in a condo, we prefer seeing east and western exposures in a flow-through unit. This way, you can get sun in the morning, and bright views throughout the rest of the day of the ocean or bay (assuming you're in South or Southeast Florida), and in the afternoon you can get sun on your west facing balcony and see the sun set inland.
