In this tutorial video, we'll go over how to verify on your own what property taxes are when you're buying a condo, house or other property in Miami, Florida or really anywhere.

Sure, you can rely on what the listing agent tells you, either verbally, in writing on in their property details or listing description. But like we've always said, trust but verify.

Therefore, you should check what the county public records say about the unit's property taxes. In fact, most county appraiser's offices (or equivalent) will have a public records database or searchable website where you can see what the property taxes are for each piece of real property.

You can see what their previous tax bills are, what the latest tax bill is, and what next year's proposed tax bill might be. You can see whether they've paid or been paying their property taxes, and if not, whether it's been sold as a tax lien.

You can also see whether the property taxes are being abated via various abatements such as the homestead exemption. This might be helpful to know if you won't be eligible for those same tax abatements/exemptons, in which case the actual property taxes paid by the seller might be lower than what you would owe.

Pro Tip: The Homestead exemption may have been keeping property taxes artificially low for the seller, and you might see a big increase in property taxes if you purchase it for substantially more than what the seller paid, and the property has increased in value significantly over the years.
