In this tutorial video, we'll talk about how to verify square footage in Miami when buying a condo, house or other property.

Sure, you can listen to what the listing agent tells you the square footage is, or see what they advertise in their property description or listing details, but often times this isn't backed up by much of anything.

For example, perhaps they got the number from the seller, and who knows where the seller got that number from. Or did the seller or listing agent simply round up or use an approximate number for the square footage?

You don't want to get into a dispute after the inspection period has passed on square footage, so it's best to verify the actual size of a property you're buying as early on in the process as possible.

The best way to do this as we'll discuss in this video is to search for your local county appraiser's office or similar county clerk's website where public records for real estate are posted, and to verify for yourself what the county says the square footage is for the property. If there's a discrepancy, don't hesitate to ask the listing agent or seller to explain!
