In this tutorial video we'll go over whether home inspections are necessary or customary in the Miami real estate market, and Florida generally, when it comes to buying a condo unit.

Remember that when you buy a condo apartment, you're only really responsible for the interior of the unit, and the HoA (condo association) is typically responsible for everything else in the building such as the hallways, pools, rooftop, courtyard, tennis courts etc. Essentially anything that is not part of your deeded unit, that's a common area, which includes the exterior walls of your unit, are the building's responsibility.

As a result, many condo buyers wonder whether it's necessary to pay several hundred dollars to a home inspector when they pretty much are just doing a visual inspection.

We'll discuss whether a home inspection is worthwhile, what special tools a home inspector might use that might add value, and how getting a home inspection may allow you to negotiate for a closing credit or repairs prior the the inspection period expiring.
