Rick Sanchez from RT News asks Jason if housing prices are going down due to the coronavirus pandemic.

Jason Hartman appeared on RT News with Rick Sanchez to discuss the state of the housing market and why suburban markets will see increased demand from the mass migration of people out of the cities.

Has the pandemic caused home prices to go down?
Expensive housing markets were already suffering before the pandemic. But, we are seeing a mass migration out of high-density areas and there is very little inventory and lots of demand in the suburbs.

Why suburban real estate is favorable right now
Suburban real estate is going to do very well through this time. If you own suburban properties now, keep them because there is a tidal wave of people moving in your direction. People want to be out of high-density areas and they don't want to take mass transit or get into elevators.

What will happen to housing prices when forbearance programs end?
The real answer is nobody knows. The economy has a lot of challenges ahead. We still have massive unemployment although the curve has flattened. It is unclear what the workout is going to be at the end of the forbearance period in three, six, or 12 months. The government distorts the market because they come in with aid, bailouts, and stimulus so it makes it hard for any of us to know what's really going on with home prices.
