Housing market trends have been greatly affected by the changes in the way Americans live and work after the experience of the COVID-19 pandemic. We were already seeing a large migration of US population out of cities and to the suburbs before the pandemic and this trend is now accelerated.

A large population will migrate out of cities to the suburbs:
The pandemic and civil unrest are making the cities less attractive and the suburbs more desirable, even for millennials. It is difficult to socially distance in the city because there are crowds, elevators, and mass transit. The United States is uniquely positioned for investors to be able to adapt to the pandemic very well because it has more suburban housing compared to other countries.

The city will never be the same:
All the benefits of the city like the great restaurants, the entertainment, and the happening energy are now gone. Even when the lockdowns lift, there's still a major change. For example, the restaurant experience is uncomfortable when everyone has to wear a mask.
