Eviction Incoming? Tenant Still in Property After Lease Ends!

Another day in the life of a Property Manager… 🚪 Today I’m visiting a rental where the tenant’s lease has officially ended. By law, they should have vacated, but they’re still inside the property. Why? That’s the million-dollar question.

This situation can quickly turn from a routine check into a legal matter involving eviction court, sheriff lockouts, and potential damages to the landlord’s income. As property managers, we deal with this all too often—when tenants overstay their lease, they can be considered a holdover tenant, and that opens the door to summary ejectment and further legal action.

👉 In this video, I walk you through what happens when a tenant doesn’t leave on time, how we document the process, and the steps that may follow if they don’t comply.

💡 If you’re a landlord, investor, or property manager, this is a prime example of why you need strong lease agreements, strict communication, and knowledge of your local landlord-tenant laws.

🔥 Stay tuned because this could turn into an eviction case if the tenant refuses to vacate.
