Today was a long one — running across multiple Sheriff’s Departments to get Summary Ejectments served.

This is one of the most crucial steps in the eviction process for tenants who haven’t paid rent. Here’s the timeline that got us here:

📅 After the state’s required grace period (5 days in NC), tenants still hadn’t paid.

📑 We then issued a 10-Day Notice to Pay or Quit, giving them more than 15 days total to fix their delinquent account.

❌ Still no payment. At that point, there’s really no excuse other than not having the funds.

And the rule is simple: No Pay, No Stay.

While getting the paperwork served, I ran into a few hiccups — delays, department requirements, and the usual runaround. But eventually, we got it figured out and every tenant on the naughty list received their official Summary Ejectment.

💡 Why this step matters:

If tenants are not served, the court case gets dismissed.

Once served, tenants are officially notified and must appear in court.

This ensures the eviction process moves forward legally and fairly.

👉 Next stop? Court. Tenants have their chance to present their side, but with the evidence and timeline documented, the outcome usually favors the property manager and homeowner.

Another day of running paperwork, making sure the law is followed, and keeping properties protected.
