The calculation process involves determining your remaining entitlement using the following straightforward formula: Take your county's current VA loan limit, divide that number by four, and then subtract the entitlement amount you used on your previous VA loan. To convert this into actual purchasing power, multiply your remaining entitlement by four. This final number represents the maximum amount you can purchase with zero down payment using your remaining benefit.
Consider this practical example: If your county's loan limit stands at $800,000, dividing by four gives you $200,000. If your previous VA loan used $150,000 of entitlement, subtracting this from $200,000 leaves you with $50,000 in remaining entitlement. Multiplying this $50,000 by four reveals that you can purchase up to $200,000 with a zero-down payment.
