This recently happened with me and property for sale. Everything was legit. However, if the seller sells to multiple people at once, one has no idea, and the first one to the title office wins. It was the true owner, she had bought it in a tax sale and thought she could scam myself and another person besides the one she originally sold the property to that beat me to the title office by mear hours. The only thing I could have done better was make the title office aware I was coming, but I doubt they would have stopped the transfer anyhow. Or called right before I gave her the money order at the notaries office. I don't know if the system would have been updated that fast. It was the next day by 10 am to transfer it, when I arrived.
That really sucked because they prayed on my hope and desperation.
People are so wicked.
When I served her with the lawsuit, they said they couldn't find her, so now I'm sol. I reported her to fakebook they did nothing.

Since I hadn't ever done feedback on fb, they would not let my review of the sale post publicly.
