๐Ÿš” If this step doesnโ€™t get done โš–๏ธ, the entire eviction gets thrown out ๐Ÿ‘€

Today Iโ€™m taking a Magistrate Summons for Summary Ejectment to the Sheriffโ€™s Department. This step may seem like just paperwork, but itโ€™s one of the most crucial parts of the eviction process.

Hereโ€™s why it matters โฌ‡๏ธ

The defendant (tenant) must be officially served notice of the court date.

If the summons is not properly served, the case will be dismissedโ€”no matter how strong your evidence is.

Serving through the Sheriff ensures the notice is delivered uniformly and legally within the county.

This is the foundation of the case. Without it, thereโ€™s no court hearing, no judgment, and no repossession of the property. As property managers, we know that details like this make or break the process.

๐Ÿ’ก In North Carolina, the Sheriffโ€™s Office typically requires that summons paperwork be delivered at least 7 days prior to the hearing so they have time to serve the tenant. Missing that deadline can push everything back weeks.

So today itโ€™s simple: get it done, get it served, and get ready for the court case. This is how we protect our landlordsโ€™ investments and keep the system moving.

Letโ€™s Go! ๐Ÿ’ช
