Got a call today from a tenant whoโ€™s upset about being charged for lawn maintenance after a storm blew some tree debris into the yard.
Hereโ€™s the key:
๐ŸŒฑ The lease (and multiple previous work orders) clearly state that yard maintenance is the tenantโ€™s responsibility.
๐Ÿ“‹ Each time weโ€™ve reminded him that if our maintenance team is sent out for lawn work, the cost gets charged back to him.
โš–๏ธ This isnโ€™t about storms โ€” itโ€™s about lease obligations.
He wanted to argue, but once I explained it, we moved the discussion to whether the homeowner might adjust rent to cover these types of costs. Realistically? Itโ€™s unlikely. Most landlords wonโ€™t reduce rent for something already defined as the tenantโ€™s duty.
In property management, this is a constant balancing act:
โœ… Upholding the lease agreement
โœ… Explaining responsibilities clearly
โœ… Listening to tenants, but also protecting the homeownerโ€™s investment
At the end of the day, the lease spells it out. If the tenant wants a different arrangement, it would require a renegotiation โ€” not a complaint after the fact.
