Today I stopped by a property to replace the batteries in the smoke detector — one of those small but critical steps before a tenant moves in.
In North Carolina (and most states), it’s a legal requirement for the landlord or property manager to ensure smoke detectors are working and safe at the start of every tenancy. Once the tenant moves in, the responsibility shifts:
✅ Landlord/Property Manager = Required to deliver working detectors before move-in
✅ Tenant = Responsible to maintain them afterward, including replacing batteries as needed
Why this matters:
It’s a safety issue — working smoke detectors save lives
It’s a compliance issue — state law requires it
It’s a liability issue — failure to provide working detectors can put the landlord at risk
The previous tenants left without replacing batteries, so it’s on us now to get it done. That way, when the new tenants move in, the home is safe, compliant, and fully ready.
Another behind-the-scenes task in property management that tenants might overlook — but it’s a must-do for us.
