Come spend a full day with me as a property manager — and we’re starting this one off with a bang.
Stop #1: Court
I head to court for an eviction hearing. The tenant (defendant) wasn’t able to be there, so I call her right after to discuss her options and what steps we can take moving forward. Even when cases go our way, communication is still important — but the lease terms always stand.
Stop #2: Tenant Move-In Calls
Next, I’m on the phone with a tenant scheduled to move into a rental home. Her security deposit hasn’t been received yet, and that means one thing — no keys, no possession until payment is made in full. She’s not happy, but in property management, the rule is simple: 💰 Pay before you occupy.
Stop #3: Property Prep
I visit a few properties to get them move-in ready. One home needs new batteries in the smoke/carbon monoxide detectors — a critical safety requirement before any tenant can take possession. As a landlord or property manager, this isn’t optional; it’s the law and it protects lives.
From courtrooms to phone calls to hands-on property prep, this is real life in property management — juggling legal requirements, tenant relationships, and safety standards while keeping everything moving on schedule.
