The best due diligence advice most investors overlook? Go See the Area Around the Property (Yes, Even as an LP)

If you have the time.

I’ve invested in several deals as an LP, sight unseen.
They turned out fine.

But my comfort level shoots through the roof when I know the area.
Not every LP can fly out and tour every asset.
I get it.

But here’s the hard truth:
On paper, every deal looks great.

Nice pictures. Clean pro forma. Maybe even a drone video.
But paper hides a lot.

I’ve walked deals that looked perfect on slides—
but felt completely wrong in person.

Because data can’t tell you:
📍 Neighborhood trends you can’t Google
📍 Does this area feel like it’s improving?
📍 Would you want to live here?
📍 Tenant base, traffic, surrounding businesses
📍 The vibe of the location — it matters

Your eyes and gut are part of due diligence too.
