Trident Mortgage: Redlining, Racism & a $24 Million Reckoning | Behind the Lines

In one of the largest and most blatant redlining cases in U.S. history, Trident Mortgage Company—once affiliated with Berkshire Hathaway HomeServices—was exposed for systematically excluding Black and Latino communities in the Philadelphia area.

But this wasn’t just quiet discrimination.
It was loud. It was open. And it was caught.

🚨 What did Trident do?

🏢 Operated all 24 branches in majority-white neighborhoods
📣 Only advertised in white communities
👥 No loan officers assigned to Black or Latino areas
📧 Employees shared racist jokes, slurs, and even Confederate imagery

This wasn’t accidental. It was intentional and systemic.

⚖️ What was the outcome?
In 2022, Trident reached a $24.4 million settlement with the DOJ, CFPB, and several states, which included:

💰 $20M for loan assistance in underserved communities
📚 $4M for outreach and fair housing education
🏦 New branches in previously excluded neighborhoods
🔍 Independent oversight and required staff training

Though Trident is now out of the mortgage business, their parent companies remain on the hook for fixing the damage.

🧱 Why it still matters:
Most redlining today hides behind subtle policies.
Trident didn’t bother hiding. This case proves blatant racism is still alive in housing—and when regulators unite, justice can be served.
