McKinney, TX Market Update May 26th, 2025 with Miguel Perez Realtor®

Inventory is remaining steady at 4.5 month, with 128 new listings coming onto the market over the last 7 days.
85 homes accepted offers and 72 transactions were closed. The median days on market before going under contract remains at 20 days, while price reductions stay high with 225 homes reducing their listing price over the last week.

What does this all mean? Though interest rates have gone up since April, the supply of homes and the number of closings has remained relatively steady in the McKinney market. Price reductions however have remained high and are over 2x where they were at this time last year.

Currently the average price for a single, detached resale home in McKinney is around $543,000.00, which is about $50,000.00 lower than this time last year as well.

Overall, as a seller you need to remember that we are in a transitioned market, but the fact remains that sold homes close every day. The key is to price your home appropriately if you don't want to end up sitting on the market waiting for showings and offers.
